Suggest v requesting a modification to the standard based upon the set location for the Rule Drive access and need for detention at the southeast comer. Need to discuss f rther with staff. • It appears that the drainage ditch along Lemay Avenue is causing three issues. F#, it doesn't meet the Stormwater Utilities requirements (side slopes are too dep). Second, it complicates making a p*destrian connection from the building to the existing sidewalk along Lemay Avenue. Third, it prevents the project from meeting the 15-25 foot maximum setback requirement from Lemay Avenue. Staff b recommends piping this ditch as it will eliminate the three issues. Please revise project note #3 on the Site Plan to state that the property is located within the residential neighborhood sign district and that all signage must comply with the City Sign Code. Please delete references to off -site signage in the County. No wall sign locations are shown on the building elevations. Is any wall signage proposed? The round -a -bout should have one way traffic movement around it. Please revise the directional signage to be one way, counter clockwise around the round -a -bout. J✓" Add a certification and signature blank for a notary of the owner's signature. Staff recommends that the applicant do a replat of Sterling House PUD, Lot 2. The existing Plat does not show easements for detention/drainage, access, utilities, etc. It will likely cost more to record by separate document than to replat.
