(u) See response the Zoning Department Comments (1)(c) as it pertains to revised dumpster
enclosure.
(v) Patio Plan has been omitted from revised Sheet 4 of 5 dated July 22, 1998.
(w) Building Sign has been omitted from revised Sheet 4 of 5 dated July 22, 1998. This
was omitted to avoid coordination concerns when sign supplier / contractor submits for
the permit.
Thank you for your time with this issue. Other sections of the July 14, 1998 comments not
addressed by this letter are assumed to be addressed by either Del Care or Brad Saucerman at

Response to City Comments
Dear Mr. Ludwig:
We are submitting this letter as a response to your July 14, 1998 comments to Del Care Corp.
and Brad Saucerman of Jim Sell Design regarding the above referenced project. Please review
the following information.
Zoning Department Comments
(1)(c) See revised Architectural Site Information Sheet 4 of 5 dated July 22, 1998 for updated
dumpster enclosure drawings. These drawings incorporate similar building materials
into the enclosure.
Building Elevations (Sheet 3 of 5)
(r) See revised Elevation Sheet 3 of 5 dated July 22, 1998. Note # 7 has been changed to
read "High Profile, Heavy Dimensional, Class A, Asphalt Shingles".
(s) City of Fort Collins Building Standards Division 3.5 (3)(D)(4), Entrances, states that
"Primary building entrances shall be clearly defined and recessed or framed by a
sheltering element...". Since this section refers explicitly to "Primary building
entrances", and not any exterior building door / exit, it is our belief that the building as
it is currently designed meets all requirements of this section.
The primary public building entrance is the center door under the porch on the South
building fagade. The employee entrance is the south most door on the northwest
resident wing. All other building doors are intended for exiting only, and are not
meant for building access. These doors are electronically controlled and monitored and
do not have operable exterior levers. Courtyard doors will have operable exterior
levers, but security and access is controlled through the enclosing fence.
The West Elevation was revised to incorporate the recessed employee entrance
mentioned above. This change was inadvertently left out on the last submittal.
