Request for Variance #1 - Street Sidewalk Location and Width
Dear Sheri:
The GRIT Wrestling PDP is a proposed commercial development served by the existing
Southeast Frontage Road. Conceptual Review Comments dated June 30, 2016 state that
a 5' detached walk is required along the project frontage. The frontage road exists and
there is a landscape island on the frontage of the parcel. Trees already exist on the right
of way line (where a detached walk would be installed). An ELCO waterline exists 5'
south of the existing curb (where the street trees would be preferred). The existing trees
and waterline makes it impossible to change this area to a standard street section with
curb, trees, and detached walk. ELCO will not allow trees any closer to the waterline. A
variance is requested from the LCUASS Chapter 7 Typical Sections to allow a 6'
attached walk (rather than a 5' detached walk) in this area.
We do not anticipate that this variance will be detrimental to the public health, safety, or
welfare. Please call me if you have any questions or require any additional information
for the approval of this variance.
