The landscape strip on the east property line adjacent to the parking lot has been increased to 5' wide. The Landscape Plan has been numbered accordingly. See response to comment 8a. A note stating that all landscaping to be installed or secured with a financial instrument for 125% of valve of landscaping and installation prior to the issuance of a Certificate of Occupancy has been added to the General Planting Notes on the Landscape Plan. See response to comment 13. 1) and 5a. See response to 13. 1). A note calling for the developer to ensure the landscape plan to be coordinate with all other plans by consultants so that it does not conflict with installation and maintenance of plant materials has been added to General Planting Notes on Landscape Plan. See response to comment 5a, 5b, 5c & 5d. All copyright notes have been deleted from Landscape Plan. The building elevation sheet sizes have been modified to be 24" x 36". The building elevation sheets have been numbered accordingly. Overall dimensions of building have been noted in building elevations. All exterior building colors have been noted on building elevations. Elevations have been labeled north, south, east and west. Brick veneer has been added to the east, north and west elevations. A detail of the trash enclosure has been included. Keynote 16 has been deleted from Building Elevations. Keynote 1, 11 & 41 have been modified to include high profile, heavy dimensional. All copyright notes have been deleted from Building Elevations. Those comments have been addressed. Please see attached list. From Project Comment Sheet form Water and Wastewater Utility Department 1) A note pertaining to shrub and tree separation and utility locates prior to planting has been added to the General Planting Notes on the Landscape Plan. 2) The water main is shown to maintain a 4.5' to 5.5' of cover which will require lowering through the detention pond area. Alternative locations for the water line were evaluated but did not meet the owners requirements. 3) Cleanouts have been added to the sanitary sewer service and do not exceed 100 foot intervals. The sanitary sewer service has been relocated out of the detention pond. 4) Rule Drive is existing as it is shown on the plans including the narrow portion. We will not be doing in street work as part of this project. 5) The meter vault has been placed in accordance with standard detail number 5. We have changed the meter from a 3" meter to a 2" meter. 6) PVFA has not commented on fire line size. 7) Standard detail number 5 has been added to sht. 6. 8) The redlined plans are being returned with the resubmittal. 14. From Project Comment Sheet from Stormwater Utility Department 1) We are proposing to route the outfall swale from Harmony Market through our detention ponds increasing our release rate of the pond 6.9 cfs which is equal to the Harmony Market discharge. 2) Drainage easements for the ponds, outfall pipe and the Harmony Market discharge across our property are being dedicated on the plat. 3) Detention for the north half of Rule Drive is being provided by allowing the runoff from Rule to directly discharge and reducing the allowable pond discharge by the direct discharge flow. The drainage report and plan has been revised accordingly. 4) The site has been regraded to provide adequate drainage and the report and plan has been revised accordingly. 5) A profile with hydraulic grade line for the pond outfall pipe has been added to sht. 4. 6) Per our conversation with Mr. Basil Hamdan, the master drainage plan for the Oak/Cottonwood Farm ODP allows for 0.5 cfs per acre maximum discharge for this site. The drainage report and plan have been revised accordingly. The redlined plans and report are being returned with the resubmittal. 15. a. A utility easement has been added to the plat along the north side of Rule Drive. / Our surveyor contacted Mr. Jim Hoff to obtain the final plat requirements. V,7. a. & b. Box 580 Fort Collins, CO 80522-0580 Dear Mr. Ludwig, I am writing in response to the comments dated February 14, 1997 by the City of Fort Collins Staff upon review of the Preliminary and final submittal of the Sterling House PUD. Some comments are in response to the plans prepared by this office; others are in response to the plans prepared by Bucher, Willis & Ratliff of Denver. The responses are as follows: 1. a, b & c The developer understands these conditions. 2. The transformer pad shall be located per light and power utility department standards and shown on the construction documents. 3. a. The developer believes that the size of the trash enclosure is adequate to accommodate a recycling collection dumpster and a trash dumpster. b. A note describing the fine fescue seed blend has been added to the General Planting Notes on the Landscape Plan. C. Green Ash have been substituted for sugar maples. Thornless cockspur hawthornes have been substituted for eastern redbuds. Sunburst honeylocusts have been substituted for red oaks and Emerald `n Gold Euonymus has been substituted for Burkwood Viburnum. 4. The developer understands this condition. 5. a. Street trees and sod have been added to the parkway strip between the sidewalk and the back of curb as directed by Michael Ludwig. We would have the City be aware that the street trees are within 10' of an existing sanitary sewer and h . eua op eF w not be responsible for the damage they may cause to the sewer. b. Foundation plantings have been added. C. A screen planting on the eastern edge of the parking and in the parking landscape areas. d.
