Gentlemen:
I am the duly appointed Zoning Administrator for the City of , and am
responsible for the enforcement of the zoning laws (the "Zoning Code") of the City. I am familiar
with the property located at (the "Property"). Based upon my
review of the Zoning Code, and the other records applicable to the Property, I hereby certify the

1. Um. The Property is currently zoned under the Zoning Code. The
proposed use and operation of the Property as an assisted living facility (the "Proposed Facility")
is a permitted use in such zone. The proposed use is not a nonconforming use. No special use
permits, conditional use permits, variances or exceptions have been granted nor are needed to use
the Proposed Facility as an assisted living facility. The Property is not located in any special
districts such as historical districts or overlay districts.
2_ Dimensional Requirements_ The Proposed Facility is in compliance with all
dimensional requirements including, but not limited to, minimum lot area, height limitations,
maximum floor area ratio, and setback requirements.
3. Parking and Loading RIMtirementa. The Proposed Facility is in compliance with
all parking and loading requirements including number of spaces, handicapped spaces,
subcompact spaces, and dimensions of spaces.
4. Screening gnd Landscape Requirements. The Proposed Facility is in compliance
with all screening and landscape requirements.

RE: Sterling House PUD
Dear Gentleman,
The purpose of this letter is to confirm that the Sterling House PUD property is currently
zoned MMN, Medium Density Mixed Use Neighborhood.
On March 24, 1997, the Fort Collins Planning and Zoning Board approved the Sterling
House PUD, Final #5-97, in accordance with Section 29-526 of the City Code (The
Land Development Guidance System).
On June 23, 1997 the Utility Plans and Development Agreement for the Sterling House
PUD were signed by the City of Fort Collins.
All applicable PUD documents regulating the development of the above referenced
property were recorded on June 24, 1997.
Pending the actual construction of site improvements by the applicant and site
inspection(s) by the City, the above referenced project complies with all applicable local
land use regulations.
This letter is sent in connection with your financing for the proposed Sterling House
PUD facility. You may rely upon the contents and accuracy of this letter in closing the
