STATEMENT OF OWNERSHIP, SUBDIVISION AND DEDICATION:
KNOW ALL MEN BY THESE PRESENTS: That the undersigned, being the owners and proprietors of a tract of land situate in
the Northeast Quarter of Section 1, Township 6 North, Range 69 West of the Sixth Principal Meridian, City of Fort
Collins, County of Lorimer, State of Colorado, which considering the East line of said Northeast Quarter as bearing
S00010'00"W, and with o II bearings contained herein relative thereto; Commencing at the Northeast corner of said
Section 1; Thence S00 00 00 W along the East line of said Northeast Quarter a distance of 1270.69 feet; Thence
N89050'00"W a distance of 400.00 feet to the point of beginning; Thence S00010'00"W a distance of 491.52 feet; Thence
N89050'00"W a distance of 300.00 feet; Thence N00010'00"E a distance of 462.21 feet to a point of curvature; Thence
alon�q a curve to the right whose radius is 400.00 feet, whose central angle is 04012'10", whose chord bears
NO2 16'05" a distance of 29.33 feet, for an arc distance of 29.34 feet; Thence S89050'00"E a distance of 298.92
feet to the point of beginning; said tract contains 147,446 square feet, more or less, have caused the above described
land to be surveyed and subdivided into a lot as shown on this plat to be known as STERLING HOUSE SUBDIVISION, subject
to all easements and rights —of —way now of record or existing or indicated on this plot. The undersigned does hereby
dedicate and convey to and for public use, forever, the easements as are laid out and designated on this plat, provided,
however, that acceptance by the City of this dedication of easements does not impose upon the City a duty to
maintain the easements so dedicated.
