Aerial Fire Apparatus access is required for structures over 30ft in height which is
measured to the top of parapet walls. From the provided plan elevations, a large
proportion of the building appears to be over 30ft in height thereby triggering Aerial
Apparatus standards. Code language provided below:
WHERE REQUIRED:
> IFC D105.1: Where the vertical distance between the grade plane and the highest
roof surface exceeds 30 feet, approved aerial fire apparatus access roads shall be
provided. For purposes of this section, the highest roof surface shall be determined
by measurement to the eave of a pitched roof, the intersection of the roof to the
exterior wall, or the top of parapet walls, whichever is greater.

occupancy. A hydrant is required at 600' intervals along Technology Parkway which

Greenspire Lindens typically do not survive or thrive well in parking lot islands and
peninsulas. Please evaluate changing Lindens in these locations for better adapted
shade trees. The City Forester suggests Kentucky Coffeetree would be a good
canopy tree for these locations.
Caddo Maples are still being evaluated for their range of adaptability in Fort Collins.
Typically locations to consider for their use do not include overly exposed or dry
locations. Forestry requests that an alternative canopy shade tree on the Street Tree
List be placed where Caddo Maples are shown in parkways as street trees. Caddo
Maples presently placed in lawn areas off parkways on private property are okay.

behind the sidewalk for Technology Parkway, whether the applicant would consider

have increased viability with the additional width, and the area behind the back of
walk that's right-of-way can't be utilized otherwise.

LLC will remain the owner of the property throughout the entitlement of the project,
or whether WilMarc Medical LLC will seek to acquire title to the property prior to the
final plan approval. This will have implications on both the development agreement
as well as site plan/plat signatures. While information on the plans is a little unclear
as to whether work is occurring offsite of the development plan boundary, vs. being
built by the master developer as part of the infrastructure plan set, the fact that all
work appears to be in land currently owned by MAVD/Harmony Technology Park
LLC, no letters of intent for offsite easements appears to be needed.
