9. Permits have been submitted for the public street and utilities
crossings over the railroad. I have spoken to Mark Sears and Jack
Baier of the PUC, both assure me that there is no problem with
either, they just need the time to process them.
10. An easement for the potential future sidewalk connection is
included on the new plat.
11. Tract F will be maintained by the Parks & Recreation
department as it always has been. The project will have a home
owners association for the commercial, single family, and
cohousing areas separately. These associations A, B and C will be
members of a master association that will maintain common use
items.
12. The note on the parking lot was asked for by parks and
recreation to indicate the agreement they have with the developer
to use that gravel parking lot for the park until the commercial
building is developed.
16. The project will be phased as shown on the site and landscape
plans.

Dear Steve:
Based upon you letter written on October 8, 1997 and the referal
comments we have received, we have made the following changes and
clarifications to the Final Site Plan:
2a. I spoke to Janet Meisel about the coordination of utilities in
Sherwood so that the entrance drive to the park is not obstructed.
The developer is aware of this and will coordinate with Janet before
construction begins.
2b. Brian Shear has coordinated the off site drainage easements
with Janet, and will have this easement ready to go to City Council
on November 4`h
2c. The developer will salvage the park departments fence and
gate for them.
3a. Lots 2-10 are revised to reflect the fact that they are duplexes.
3b. Dimensions are shown for the building envelope to the
property lines.
3c. The temporary construction building was put on the site
because it is submittal requirement (f) on the Final Plan check list.
4. The drainage around the retail building, around the restroom
building, and swale have been coordinated with parks an recreation
and meet their satisfaction.
5. The off site drainage easement will go to City Council for
approval on November 4`h
6. Shear is working with storm water on this water main.
7. The Public street is to be named Fat Tire Lane.
