Dear Resident:
On Monday, April 21, 1997 from 7:00 to 9:00 p.m. at the Farm at Lee Martinez Park*, 600 North
Sherwood Street, the City of Fort Collins Planning Department will conduct a neighborhood
information meeting to discuss a development proposal in your neighborhood.
The applicant/developer is proposing a mixed use development, known as the Martinez Planned
Unit Development (PUD) - Preliminary, that contains 10 single family residential lots, secondary
living units above detached garages on 9 of the single family lots, 34 attached co -housing
residential units, and 10 residential living units and retail/office uses in a 3-story commercial building
on 9.05 acres. The site is located south of Lee Martinez Park, north of Cherry Street, west of North
College Avenue, and east of North Sherwood Street. The subject property is in the LMN - Low
Density Mixed Use Neighborhood and POL - Public Open Lands Zoning Districts.
The applicant is currently in the City's required PUD review process and all final decisions will be
made by the Planning and Zoning Board in future public hearings. The purpose of this meeting on
April 21 st is to give all participants the opportunity to ask questions of the applicant and express
their concerns in an informal setting. No final decisions will result from this meeting. Representatives
of the City will be present to respond to questions about City policies and regulations and to take
minutes of the meeting.
The list of affected property owners for this public information meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have
the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
If you have any questions regarding this matter, please call our office at 221-6750.
