connecting the development to the park to the north. These
connections are both on the east and west ends of the site.

2. Red -lined comments on the Landscape Plan have been addressed
and revised as follows:
- Existing and proposed utilities and service stubs have been shown.
Landscaping has been revised to reflect these utility locations.
- Note #12 has been added to the Landscape Plan which states:
"Maintain the following separations:
Trees - 10' from all water and sewer lines
Shrubs - 4' from all water and sewer lines."
5. The Site Plan has been revised which addresses the concerns of the
Engineering Department as shown on the red -lined Landscape Plan.
These are noted as follows:
- One of the two shown sidewalks along Cherry Street has been removed.
The existing attached walk along Cherry Street will remain.
- The pedestrian walkway north of Cherry Street has been labeled.
- The turn -around located west of the commercial building has been eliminated
- The parking in the co -housing areas has been revised to eliminate the
head -in parking.
- The street connection to North Sherwood Street has been increased in
size to 24' in width.
- A 5' attached walk has been added along the access drive to the park
connecting to the bike/pedestrian walkway within the project and a 5'
detached walk has been added along the North Sherwood Street frontage
connecting to the above referenced walks.
C. Miscellaneous Project Comments
1. Water and Wastewater: two irrigation taps have been shown on the
Landscape Plan. One tap will be used to serve the co -housing
portion of the site and one tap will be used for the commercial
portion of the site. The individual single-family homes will be
responsible for irrigating their own lots.
Hopefully, this information addresses all concerns related to the Landscape Plan. Should you

Landscape Plan
Dear Steve:
We have made numerous changes to the Preliminary Landscape Plan based
upon the referral comments we have received from you and various City
Departments. Our revised plans addressing landscape concerns only are
revised as follows, (5 copies are attached):

A. Steve Olt Letter of March 18, 1997:
1. The Site Plan has been revised and utility easements have
been shown. The carports have been relocated, hopefully
eliminating utility conflicts.
3. g. - The Site Plan was revised to eliminate the separation
between the homes and north portions of the lots, ellimi-
nating the potential maintenance problem. A portion of this
"north" area will be dedicated to the City.
7. In reference to Laurie D'Audney Letter of February 28, 199T
at the time the Final Landscape Plan is prepared and submitted
to the City for review, a breakdown of total area for each land-
scape category will be prepared. It is the intent of the developer
to meet all City standards for water conservation for both
landscaping and irrigation systems.
8. a. - An extension of the pedestrian plaza from the Civic Center Plan
is shown extending from the north side of Cherry Street into the
project.
b. - Bollards have been added to the pedestrian access way north of
Cherry Street.
c. - There is an existing bus stop on Cherry Street, just west of the
pedestrian plaza. This bus stop has been shown on the revised plan.
10. Pedestrian connections have been shown to the east on the
revised plan.
11. f. - There is currently an attached walk along the frontage on Cherry
Street. This walk will remain in its current size and location.
14. Noted.
20. The Site Plan has been revised and additional landscaping and
berming have been added along the south property line.
