College, beginning at 2:00 pm. Affected property owners will be notified of the hearing at

a. Please provide a sidewalk out the Linden Street from the building entrance
to allow for pedestrian access. (locations shown on site plan)
b. Please provide a sidewalk along Linden Center Drive to allow for pedestrian
access.
6. The Current Planning Department offers the following comments:
a. You will need to include the following information on the site plan:
• Parcel size in gross and net acres and square feet.
• Total number of bedrooms per each dwelling unit type.
• Area shown on the site plan must extend beyond property lines of
proposal to include survey of the area within 150' of the proposal,
exclusive of public right-of-way, at the same scale as the proposal.
(As we discussed per phone conversation on February 25, 1997, you
may submit this at a 1"-50' scale.)
• Please include a vicinity map with surrounding zoning.
• Please note the area of the addition and total square footage of
existing plus addition.
• Show the existing and proposed landscaping.
• Remove the construction notes from the site plan.
• Add signature blocks to the site plan for: Owner's certification of
restrictions, attorney's or owner's certification of ownership, and
director of planning (please see attached for legal verbiage).
• Please submit elevations accompanying revised site plan.
• Note the existing zoning of the property and surrounding area.
This completes the review comments at this time. Additional comments may be
forthcoming as the various departments and reviewing agencies continue to review this
request.

RE: The Mission (Catholic Community Charities) R-C Site Plan
Dear Mr. Dengler:
Staff has reviewed your plans for the Mission (Catholic Community Charities) RC -Site
Plan submitted on January 16, 1997, and would like to offer the following comments.
1. The Zoning Department offers the following comments:
a. Need to have a 5'-6' Austrian Pine (or similar) at the east side of the new
parking spaces. Is there a possibility of the relocation of a pine tree in that back
corner?
b. With the addition of four (4) parking spaces (total 27 parking places) two (2)
handicapped spaces are required and only one is shown on the site plan.
C. Remove the "General Notes" from the site plan.
d. Provide the dimensions and floor area of the addition.
2. TCI of Fort Collins would like to see a site plan with this project Depending on
where the addition is, it may impact current facilities.
3. The Poudre Fire Authority -states "extend fire sprinkler coverage to the addition."
4. Traffic Operations states that there is awkward turning movement in the existing
parking lot.
5. The Transportation Planning Department offers the following comments:
