Lot 19-B is less than 10,000 square feet and, therefore, is excluded from the
erosion control jurisdiction.
The grading plan is enclosed as a part of this drainage report. The drainage
report and the grading plan were made in substantial compliance with the City of Fort
Collins Storm Drainage Criteria and Construction Standards. If you have any questions

Re: Doerr Minor Subdivision
The following is the storm drainage report for Doerr Minor Subdivision. The site is
existing Lot 19, Valley Hi Subdivision, Second Filing, and is at the southeast corner of
West Mulberry Street and Tyler Street. The site is in the Canal Importation Basin.
The net area of the site is 0.228 acres. There is an existing frame residence on
what will be Lot 19-A. The rest of the site is vacant. It is proposed to create a second
lot for a single-family residence.
The site slopes from the southwest corner of the site to the northeast corner at an
average slope of 0.75%. Lot 19-A has the existing house and yard, and Lot 19-B has
existing ground cover of grass and weeds. Both lots historically drain to the west gutter
of Tyler Street and the south gutter of Mulberry Street. The historic grading and storm
water. runoff of Lot 19-A will not be changed in the developed phase. Lot 19-B will have
a new house, driveway and walks constructed. A concrete pan will be constructed
along the north line to carry storm water to the west gutter of Tyler Street. The storm
water runoff will be discharged into Tyler Street undetained, due to the small increase
in impervious surface and small increase in runoff.
The runoff from the site is carried in the existing gutters to an existing curb inlet at
the southeast corner of the Mulberry Street and Tyler Street intersection. The inlet
discharges into an existing storm drain in Mulberry Street that flows easterly to City
Park Lake.
