3. The Engineering Department offered the following comments:
a) There is a street oversizing fee of $895 for the new structure.
b) Any easements that you dedicate must be reflected on the plat.
c) We prefer the driveway to take access from Myrtle rather than Tyler
because of less traffic.
d) All services need to be shown on the utility plans.

4. The Light and Power offered the following comments:
a) Is power to the existing house via overhead service? If it is
underground service from the rear of Lot 19, there is a fee to move the
service to the side.
b) A close estimate of fees due at time of building permit are as follows:
for development charges-$1,200 and for underground service fee-
$414.

5. The Parks and Recreation Department offered the following comments:
a) Neighborhood and community park fees are due at time of building
permit. Both are based on the square footage pf the lot.
Approximately, those fees will be $934 for the community park and
$848 for the neighborhood park.

LAND USE DATA:
Request for the minor subdivision of Lot 19 of the Valley Hi Subdivision and for
construction of a single-family residence on Lot 19B.
COMMENTS:
1. The Zoning Department offered the following comments:
a) The property is in the RL-Residential Low Density Zoning District.
b) You may be required to deed a couple of feed to the property owner
on the west side of the property. This is required because you need to
make sure that this minor subdivision is resulting in a legal lot line,
and as the garage to the west does not meet current setback
requirements, by deeding them the feet necessary to reach the legal
setback, it will become a legal lot line.

2. The Stormwater Utility offered the following comments:
a) This site is located within the Canal Importation basin where the fees
are $6,181/acre and it is subject to the runoff coefficient reduction.
b) Since this site contributes on a small increase, a variance to detention
could be requested. Justification is required in the drainage and

request for the proposed Doerr PUD and Subdivision, Preliminary and Final,
which was presented before the Conceptual Review Team on February 10,
1997.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.
