Plan revisions are due by 12:00 noon on March 5, 1997. Please contact me for
the number of folded revisions required for each document.
No revisions will be reviewed after the above deadline. If revisions are not
received by this date, the item will either go to the Planning and Zoning Board
with a staff recommendation based on the originally submitted documents or
the applicant will have the option to continue the item to the next month's P8Z
agenda.
PMT's, renderings, and eight (8) folded copies of final revisions are due by
12:00 noon on March 17, 1997.
Please provide a written response to each of the above stated comments with the
submittal of plan revisions. Please contact me at 221-6641 if you have any
questions or concerns that are related to the comments. If you would like to
schedule a meeting, please call me as soon as possible.

-Existing trees and major features of landscape.
-Topographic contours at two (2') intervals.
-Traffic circulation system.
h. On the vicinity map (of the area surrounding the site within a distance
of at least one (1) mile), show the zoning districts including, and
surrounding the site; location of existing municipal boundaries; traffic
circulation system; and major public facilities.
I. The site plan should include the existing and proposed utility systems
including sanitary sewers, electric, gas and telephone lines, fire
hydrants, and trash collection areas.
j. On the site plan, please include the date of preparation.
k. You will need to submit a statement of planning objectives, including:
-Statement of appropriate City land use policies achieved by the
proposed plan.
-Statement of proposed ownership of public and private open space
areas; applicant's intentions with regard to future ownership of all or
portions of the planned unit development.
-Description of rationale behind the assumptions and choicesAde
by the applicant.
-Detailed description of how conflicts between land uses are being
avoided or mitigated.
-Completed Energy Conservation Worksheet using Energy
Conservation Method One (attached).
-You will need to submit an "All Development Criteria" sheet and a
calculation of residential density. (Both are included.)
This completes the review comments at this time. Additional comments may be
forthcoming as the various departments and reviewing agencies continue to review
this request.
Please be aware of the following dates and deadlines to assure your ability to stay
on schedule for the March 24, 1997, Planning and Zoning Board hearing:

3. TCI of Fort Collins states "TCI of Fort Collins would like to have a rear
utility easement on Lot 19A."
4. The Light and Power Department notes that electric development charges
will be due on this site.
5. The Park Planning Department notes that parks fees are due on the new
unit at the time of building permit.
6. Comments from Stormwater Utility are attached.
7. Comments from Engineering are attached.
8. The Mapping Department states "Describe all outerboundary monuments."
9. The Water and Wastewater comments have been forwarded to Stewart and
Associates with comments.
a. Prefer you take services off Myrtle rather than Tyler.
b. Plant Investment Fees and Water Rights due at time of building
permit.
9. The Current Planning Department offers the following comments:
a. Label the existing zoning on the site plan.
b. The number and percentage of solar -oriented lots must be
indicated on the site plat. (A copy of the ordinance is
included.)
C. With revisions, you will need to submit a landscape plan that shows
existing and new landscaping.
d. What are the number of bedrooms per each dwelling unit?

one hundred fifty (150') feet of the proposal, exclusive of public right-

RE: Doerr PUD and Subdivision Preliminary and Final
Dear Mr. and Mrs. Doerr:
Staff has reviewed your plans for the Doerr PUD and Subdivision Preliminary and
Final that were submitted on January 16, 1997, and would like to offer the following
comments.
1. The Natural Resources Department offers the following comments:
a. Please provide a landscaping plan that shows existing and
proposed landscaping.
2. The Zoning Department offers the following comments:
a. Scale needs to be at 1 "=50' or 2"=100'
b. Concerning the existing garage from the lot to the west —"What was
its prior side set back to property line. I don't believe we can allow an
illegal non -conforming setback to occur via this PUD. Garage side
setback is less than 5'. 1 think they will have to assure garage is 5'
from side property line by giving more of the "jog" to lot 20 for use to
approve this building envelope (may have to more east Z-3011 .
C. Site plan also needs to show driveway on new house —to assure off
street parking for a two car wide drive. This is required due to the
compact lot as we do not want to affect the present on -street parking
of the neighborhood. According to the building code, only one off-
street parking is required.
d. Show building dimensions of existing structure and the distance to
property lines.
e. The shed will need to be at least 3' from the rear property line (if of
combustible materials.)
