h. On the vicinity map (of the area surrounding the site within a distance
of at least one (1) mile), show the zoning districts including, and
surrounding the site; location of existing municipal boundaries; traffic
circulation system; and major public facilities.
I. The site plan should include the existing and proposed utility systems
including sanitary sewers, electric, gas and telephone lines, fire
hydrants, and trash collection areas.

Dear Mr. and Mrs. Doerr:
Staff has reviewed your plans for the Doerr PUD and Subdivision Preliminary and
Final that were submitted on January 16, 1997, and would like to offer the following
comments.
The Natural Resources Department offers the following comments:
a. Please provide a landscaping plan that shows existing and
proposed landscaping.
2. The Zoning Department offers the following comments'
a. Scale needs to be at 1 "=50' or 2"=100'
b. Concerning the existing garage from the lot to the west —"What was
its prior side set back to property.line. I don't believe we can allow an
illegal non -conforming setback to occur via this PUD. Garage side
setback is less than 5'. 1 think they will have to assure garage is 5'
from side property line by giving more of the "jog" to lot 20 for use to
approve this building envelope (may have to more east 2'4.)"
C. Site plan also needs to show driveway on new house —to assure off
street parking for a two car wide drive. This is required due to the
compact lot as we do not want to affect the present on -street parking
of the neighborhood. According to the building code, only one off-
street parking is required.
d. Show building dimensions of existing structure and the distance to
property lines.
e. The shed will need to be at least T from the rear property line (if of
combustible materials.)

RE: Doerr PUD and Subdivision Preliminary and Final Reply
Dear Ms. Lawrie,
We have reviewed your letter regarding comments made by staff review dated February 12, 1997
and would like to reply to each numbered item.
1. a. The landscape plan is included in the existing site plan as requested by Current Planning.
2. a. The scale is 1" to 20' and is shown on the site plan as. requested.
b. Stewart and Associates engineering measured -the distance from the garage on lot 20 to the
property line at 2' 10". This leaves 2' 2" deficit to meet a total of 5' setback from the
garage and the property line. The property owner of lot 20, Susan Burchi, agrees to
accept the 2' 2" to be deeded to Ms. Burchi from the Doerrs to concur with the
requirement of the City OR the Doerr's will move the building envelope 77' from the
property line, which ever is desired by the city. This is reflected on the plat.
c. The Site Plan shows the driveway of the new house as requested to assure off street parking
for a two car wide garage.
d. Building dimensions of the existing structure and the distance to property lines are shown
as requested.
e. The shed shown on the original site plan will be removed. It is approximately 20 years old
and is in unsatisfactory condition not worth salvage.
3. TCI of Fort Collins will have a rear utility easement on Lot 19A as requested.
4. Light and Power charges due on the site will be paid at time of building permit.
