The calculations for the retaining walls indicated on the Grading Plan have been included at the end of Appendix I of the final Drainage and Erosion Control Report. A copy of the detail is presented in the utility plans on detail sheet 6. Design of the retaining walls were computed by the structural engineering firm for this project, RNF Consultants. d. The Larimer No. 2 Canal Ditch Company has signed an access agreement and has signed on the Minor Subdivision Plat, utility plan title, grading and drainage study and erosion control plans. e. A standard ramp detail for vertical curb and gutter driveway entrance has been included on detail sheet 6. 4. The 2 existing trees along the west side of the Canal will be saved and pruned as part of this project, however it should be noted that these trees are in the ditch easement and are subject to removal by the ditch company. Also the ditch company access will be from the east side of the ditch on an existing dirt road. 5. We plan to attend the public hearing scheduled for Tuesday April 15, 1997 at 1:30 pm. College Ave. Fort Collins, CO 80522 Dear Steve, Thank you for your comments on the Palmer Retail, Minor Subdivision. We would like to offer the following response. Public Service Company a. Careful coordination between the City Light & Power and PSC gas will be necessary along the south property boundary. b. The PSC will locate the main gas line in the center of the 9 foot utility easement east of Mitchell Drive. Coordination between the City Water Utility Department will be necessary to place new waterline, fire water lines and sewer service across this easement. Existing water service curb stops and valve boxes will be removed in accordance with city guidelines. A New curb stop will be placed at the ease edge of the 9 foot easement, the water meter box will be located immediately east of the easement. These new and existing service is shown on the Horizontal Control and Utility Plan. 2. Mapping Department Utility companies will need to coordinate activities to provided services to the building. If an easement is required following installation an easement will be recorded afterwards. 3. Engineering Department a. "Minor Subdivision' has been added to the utility plan title, the subdivision plat title and all utility plan titles. b.
