Since we will be recording the Lighting Plan, the plan set should consist of six sheets and each sheet re -labeled accordingly. 19. On sheet one, please correct the typo in note number five and under the ownership signature, please note that the correct spelling is "Notarial.' This concludes our comments at this time. For revised plans, please re -submit number of copies of the sheets one through five, including new sheet six for Lighting. The site shall be accessible to persons with disabilities in accordance with Uniform Building Code Section 3103 and UBC Appendix Section 3106. Please provide a designated and marked "accessible route of travel" among all buildings on the site and building exits and entrances and the public way (public sidewalk). Accessible routes shall comply with ANSI A117.1-1992 with running slopes no greater than 1:20 and cross slopes no steeper than 1:50. Where routes cross lanes for vehicle traffic, they shall be designated and marked as a cross -walk. Provide parking and signs per U.B.C. Appendix Section 3107. Parking and access aisles shall comply with ANSI A117.1-1992 with slopes no greater than 1:50 in any direction. For further information, please contact Sharon Getz, Plans Examiner, Building Inspection Division. 10. The building must also comply with the City of Fort Collins Non-residential Energy Code (ASHRAE 90.1 with locally adopted amendments). 11. The building is only about 30 feet in height yet the land use data table states that the maximum building height is six stories. While six stories is the maximum allowed in the Code for the H-C District, a more realistic portrayal of the project would be to state the accurate figure. 12. It is recommended that the 15 parking spaces directly east of the east entrance be designated as visitor parking only not to be shared with employees. Fourteen regularly sized spaces for visitors for a building of this size is not unreasonable. 13. Be sure that all handicap parking spaces feature ramps in the proper locations. 14. Please add a note on both the Site Plan and Landscape Plan regarding the Planning and Zoning Board's condition of approval that in the event that the driveway access to Harmony House from Harmony Road is closed, the land area devoted to such access shall be regraded and modified for a landscape berm along Harmony Road. 15. Please indicate on the Site Plan the location of the bus pullouts on C.R. #9. On the west side (southbound), the pullout should be 200 feet north of the centerline of Timberwood Drive. (Please label Timberwood Drive on the Site and Landscape plans.) On the east side (northbound), the pullout should be directly in line with the walk that leads to the primary entrance. Both pullouts should be designed in accordance with the City's "Transit Design Standards and Guidelines." 16. On sheet 3 of 5, note number 18, please clarify that this standard also applies to the existing trees located on the Harmony House parcel. Please provide installation specifications for the nitrogen tank to the Ron Gonzales, Poudre Fire Authority, Fire Prevention Bureau. 2. If high -pile storage is to be used, then Article 81 of the Uniform Fire Code must be followed. 3. A list of hazardous materials expected to be used and stored on a site must be submitted to Poudre Fire Authority. Storage must comply with the Uniform Fire Code and Chapter 9 of the 1991 Uniform Building Code. Please contact Ron Gonzales, Poudre Fire Authority, for further information. 4. On the plat, be sure that all areas within the 80 foot setback area that are needed for utilities, access, and drainage is contained within a dedicated easement wide enough to accommodate all facilities with adequate separation. 5. It is suggested that Light and Power prepare an estimate of where the streetlights will be installed on C.R. #9 and Harmony Tech Parkway. (CDOT provides lighting on Harmony Road.) Keep in mind that deciduous shade trees must be kept 40 feet (horizontal distance along a public street frontage) and ornamentals 15 feet away from streetlights. 6. Off -site grading easements are needed for the proposed grading of Technology Parkway that is outside the public right-of-way. 7. Please be sure to clarify on the Utility Plans that Phase Two is shown as a Preliminary Design only and will not be constructed with these plans. 8.
