College Avenue Fort Collins, CO 80524 Re: Harmony Technology Park Second Amendment Overall Development Plan Ted Attached is an application for a second amendment to the Harmony Technology Park Overall Development Plan, including twenty (20) copies of the amended plan and the required filing fee. This amendment enlarges the land area of the O.D.P. from 267.19 acres to 270.19 acres and comes about as a result of the recent involuntary annexation of four (4) single-family residential properties in the "Cambridge Avenue Enclave". Three (3) of these properties, 4800, 4804 and 4808 Cambridge Avenue, are owned by Imago Enterprises, Inc., a property owner in the Harmony Technology Park Overall Development Plan. These one acre residential properties were purchased by Imago to add to the Plan. Now that they are annexed and zoned H-C, Harmony Corridor, they are ready for inclusion. The amendment also consolidates Tracts "G", "H" and "I" of the Plan that are bordered on all sides by existing or future public right-of-way into a single Tract "G". This serves the eventual site design of this 11.8 acre Tract as an integrated mix of primary and secondary land uses. The permitted secondary uses in the new Tract "G" are increased from 7.5 acres to 8.25 acres, with the additional .75 acres (25% x 3 ac.) derived from the three (3) acres being added to the Plan. This Amendment also updates all engineering and neighboring property information to current conditions. Following this Second Amendment, the O.D.P. will comprise 100 percent of the frontage on both sides of Cambridge Avenue between Harmony Road and Rock Creek Drive, with the exception of the two (2) adjoining single family residences at 4700 and 4708 Cambridge Avenue. Both these properties are zoned Harmony Corridor in the City. The technical team for this Second Amendment consists of BHA Design and TST Consulting Engineers, both of whom were involved in the current Plan.
