Is there a provision to continue fractional water shares?
Answer:
Yes — what you have today, will have tomorrow.

There was a paper article closing the Greeley HP. Therefore, is new HP building
imminent?
Answer:
The Greeley closing will occur in 24 to 36 months. HP is considering new offices on
south side of Harmony Road.

Road proposal on south side of Chateau development and timing?
Answer:
Depends on development schedule.

Road on south side of HP?
Answer:
Less certain — depends on development.

Is Willowbrook already planned?
Answer:
Have been working on design. Neighborhood meeting is scheduled for March 13,
2000.

Answer: No.
5. Question: Will access streets all be developed prior to SE area?
Answer: Yes — primary access will probably be Cambridge Avenue.
6. Question: How close is development to the Fossil Creek Inlet Ditch?
Answer: The slope area is to be retained.
7. Question: Who will service with sewer extensions?
Answer: Long term plans indicated City service. The Fort Collins/Loveland Water District may
serve the site with sewer services being extended from the south.
8. Question: When will sewer be placed?
Answer: Completed to County Road 9 (Ziegler Road) by end of this year.
9. Question: Will there be a buffer between HP and homes on Cambridge Avenue?
Answer: A buffer will be developed on both sides of homes.
10. Question: Is sewer being held up in court?
Answer: District sued for "missing" length of easement (approximately 150').
11. Comment: Sewer — HP will be served from County Road 9 (via a lift station).
No sewer line anticipated in Cambridge Avenue.
12. Question: How would enclave area receive sewer if wanted?
Answer: The sewer line in County Road is not an option. Highest priority would be to connect
to sewer that will be installed to the east of the enclave lots.
13. Question: What is the status of the annexations?
Answer: All colored areas are within the City except a small area south of enclave area.
14. Question: Where will drainage go on south edge of property?
Answer: Design is for an open drainage swale along south edge of property.

This is a request for an amended Harmony Technology Park Overall Development Plan (ODP) for a mixed -
use development consisting of an office and industrial park, commercial uses, lodging, and higher density
residential uses located in the Harmony Corridor. The site is 267.18 acres in size and located at the
southeast corner of Harmony Road and Ziegler Road. The property is zoned HC — Harmony Corridor and
lies within the Harmony Corridor Plan designation. This ODP is an expansion of a 155.59-acre Harmony
Technology Park Overall Development Plan reviewed and approved by the Planning and Zoning Board on
August 7, 1997.
QUESTIONS, CONCERNS, COMMENTS
Question: How long to completion with build -out of development?
Answer: It depends on property owners, market conditions with an anticipated build -out of
7 to 10 years. Originally, HP estimated a build -out of 20 years. The southeast
sections may start within one year.
2, Question: What is zoning change request?
Answer: No rezone request. ODP is characterized as an "overlay".
3. Question: Road south of ODP (SE) what is distance from ODP to road?
Answer: 660-feet.
4. Question: Does it encroach on the 5-acre properties?
