Our intention is that the entire right-of-way and 9' utility easement are to be located outside of these adjacent properties. We have revised this concept detail to read as such. K.7. Since our last submittal, we have been informed that water service will be provided by the City of Fort Collins, and the Fort Collins/Loveland Water and Sanitation District will provide sewer service. We have revised the drawings to reflect this. All other comments were noted or addressed in full on the ODP plans. Please feel free to call if you have any questions or need additional information. COLLINS, CO $0525 TEl 970 273•7527 FAX 970 223•1127 Thank you for your comments on the Harmony Technology Park Amended ODP, as well as your efforts to meet with us to discuss specific comments. We have revised the drawings based on redlines and comments received. All redlines have been addressed in full with the following exceptions or clarifications: Response to 7/19/00 comment letter: Comment # Response J.La. We have revised the Alternative Compliance Plan and ODP Plan to illustrate future street connections to the adjacent development south of Rock Creek Drive. We have also revised the `private' drive notations (adjacent to the Hewlett-Packard parcel) to instead read as `transportation access points'. This reflects the design of this parcel currently proceeding through the Pilot Process. These points of access will provide connections through the development by way of internal parking lot accesses, while still allowing for the `campus' layout of the Harmony Corridor Plan. K.3. We have revised the Alternative Compliance Plan arrows along Rock Creek Drive east of Cambridge as discussed in the July 28, 2000 meeting. We have shown the connection to the north of Parcel N as requested. We are no longer requesting alternative compliance for Rock Creek Drive west of Cambridge since we are now showing the future street connections to the adjacent developable parcel in this area. We have added a request for alternative compliance at Harmony Road as per your comments. We are also requesting alternative compliance for the e/w road south of the county properties in order to accommodate the existing developed homes in this location. We have explained in the request that this situation is different that the road location north of the county properties, since that future road location is based on the requirement by Traffic Operations for adequate safe separation from the Harmony Road
