Introduction
This report presents the results of a conceptual drainage evaluation for the Harmony Tech
Park project. An analysis of the overall drainage of the site was performed for the
purpose of describing conceptual drainage patterns and release rates for submittal as part
of an Overall Development Plan (O.D.P.).
Project Location and Description
The Harmony Tech Park project is located in the Harmony Corridor Plan, and
encompasses approximately 262-acres. The site is comprised of the following
approximate areas and categories:
• 160-acres for primary use,
• 70-acres for secondary use, and
• 32-acres for Celestica of Colorado.
This site is located in Section 4, Township 6 North, Range 68 West of the 6`s Principal
Meridian, Larimer County, Colorado. This site is bounded on the north by Harmony
Road (State Highway 68), on the west by County Road 9, on the south by the proposed
Willow Brook development, and on the east by Fossil Creek Ditch. A vicinity map
illustrating the project location is provided in Figure 1.
Previous Studies
The "East Harmony Portion of McClellands Creek Master Drainage Plan Update, Final
Report" (ICON Engineering, Inc., August 1999) was reviewed prior to the preparation of
this report. Pertinent information from this report has been included. City of Fort Collins
staff provided additional information.
Historic Conditions
This site consists of Celestica of Colorado, Harmony Home, agricultural fields and open
space. The terrain generally slopes to the east toward the Fossil Creek Reservoir Inlet
Ditch. The agricultural lands have variable cover ranging from dense vegetation to little
cover.
Drainage Plan Development
The proposed drainage plan consists of overland and gutter flow. The runoff will sheet
flow across landscaped yards, parks, and parking lots, then concentrate at proposed
streets. Gutter flow in streets will be collected at low points via inlets and piped to
detention ponds. The release rate for the property, per the Master Plan update, is 0.5
cfs/Ac. For the site's 262-acres, a runoff of 131 cfs (0.5 cfs/Ac x 262 Ac) is expected.
Detention ponds and release structures will be sized accordingly as a part of the Project
Development Plan (P.D.P.) process.
