22. Additional right-of-way has been granted for a portion of Melody Road (Cambridge
Avenue) that will allow for construction of utilities along the east side of the street.
23. A Public Access Easement has been added to the plat for the new sidewalk along the
south side of Harmony Road.
24. I believe all of the pedestrian refuges required have been addressed in the plan set.
25. Additional design information has been added to the streets and intersections within
the utility plans.
26. This comment has been noted.
27. I believe we have corrected the inconsistencies between the plans for this
development.
28. The required letters of intent for the off -site easements are included with this letter.
If additional letters of intent are required they will be acquired prior to the public
hearing.
30. Directional handicap ramps have been used within the plans for this project to meet
ADA requirements.
31. This submittal is substantially more than the previous submittal. We have included a
SWMM model and I hope the phasing has been adequately addressed for this
submittal. Regarding off -site assumptions, this project is providing storm drain
service to Celestica. The property to the south of Celestica and west of Technology
Parkway will continue to be farmed and will drain to the existing waste ditches south
of this project. I hope the information provided will allow this project to stay on
course with respect to the schedule.
32. The plans for the storm drain outfall to F.C.R.I.D. and the sanitary sewer to the South
Fort Collins Sanitation District have been included with the Harmony Road and
Melody Road (Cambridge Avenue) set of plans. As mentioned, these improvements
will be constructed on a first come basis.
33. The improvements east of Melody Road (Cambridge Avenue) will be constructed as
the property is developed. Currently TST, Inc. is working on various developments
east of this street.
37. The design of the intersection of Harmony Road and Melody Road (Cambridge
Avenue) has been included in this plan set, interim and ultimate.
38. Pedestrian refuges have been provided where deemed necessary and are a minimum
of 6 feet in width.

13. The comments from the Engineering, Marc Virata, will be addressed in a separate
document. That document is included with this submittal.
14. The comments from the Stormwater Utility, Basil Harridan, will be addressed in a
separate document. That document is included with this submittal.
15. The comments from the Traffic Operation Department, Eric Bracke, will be
addressed in a separate document. That document is included with this submittal.
17(a). A short term (3/4) movement has been added to the intersection of Harmony Road
and Melody Road (Cambridge Avenue).
17(b). This is a comment addressed by the architectural site plan. This has been modified
in our drawing by working with BHA Design, Inc.
17(c). Sidewalk will be constructed along the west side of Melody Road (Cambridge
Avenue) as phasing of the construction requires.
17(d). The intersection of Harmony Road and Melody Road (Cambridge Avenue) has
been designed and does show interim and ultimate design requirements.
18(a). This comment has been noted.
18(b). Harmony Road has been designed along the Harmony Technology Park, Second
Filing frontage. The design is a compilation of CDOT and Harmony Corridor design
requirements.
19(a). The water main locations have been adjusted to allow for the minimum clearance
between the electrical utility and various other utilities.
19(b). Easements by separate document will create utility corridors from Zeigler Road to
Technology Parkway.
19(c). An easement has been shown on the plat for the location of the pad -mounted
electrical switchgear. This location has been coordinated with Mr. Doug Martine.
20. As previously mentioned in various meetings with Mr. Marc Virata, a Public Access
Easement will not be created for a north -south pedestrian connection through the
middle of the site.
21. Sidewalk along the east side of Melody Road (Cambridge Avenue) will be
constructed as development takes place along the east side.

Dear Mr. Olt:
This letter is regarding the December 6, 2000 City of Fort Collins review comments
received for the referenced project. This letter will attempt to address all the comments
in your letter. I will respond to the questions or comments as they are numbered in your
letter. You will note that I skipped the comments that are not directly related to the Civil
Engineering aspects of the plan submittal.
Responses
1. An easement 20 feet wide has been added to the plat for Public Service. Gary Huett
of Public Service requested this easement.
2. The comment by AT&T has been noted.
3. The comments from the South Fort Collins Sanitation District, Terry Farrill, will be
addressed in a separate document. That document is included with this submittal.
6(c). I have met with Ron Gonzalez of the Poudre Fire Authority to discuss the fire
hydrant spacing. Our office provided Mr. Gonzalez with an exhibit showing fire
hydrant locations per their requirements. The locations are per this plan set.
9(a). The legal description has been revised to match the plat boundary.
9(b). Prior to recording the final plat, a final plat will be forwarded to Technical Services
by either the City of Fort Collins or JR Engineering.
12. The comments from the Water/Wastewater, Jeff Hill, will be addressed in a separate
document. That document is included with this submittal.
