We have shown this area connecting directly to the parking
area, but outside the actual building envelope so we will
have flexibility in its size. If required by zoning, we would
recommend extending a smaller envelope around the
loading areas rather than expanding the entire envelope to
incorporate this space.
Building envelopes are shown (not building footprints) and
have been dimensioned on the site plan. Actual building
footprints will be reviewed by Minor Amendment with
each building phase.

on the plans.

We are utilizing the `campus' layout as allowed within the
Harmony Corridor zone district.

We have revised the plans to show and label all bicycle
racks and adjusted the total number of spaces.

Our plans still reflect this conflict. We are coordinating
with Storm Drainage to see if these private lines are
required to have easements. If so, we will relocate the lines
and/or restrict building connectors to overhead
connections. We anticipate resolution of this issue at the
May 8, 2000 submittal meeting.

Crosswalks will be enhanced as noted on the site plan.

Based on our conversation, we have retained the sign
locations on the site plan, but added a note to clarify that
they will require separate approval for sign permit.

Based on our meeting with Jenny and Steve Olt, we have
retained the prototypical landscape plan. All buildings will
be required to have final building foundation landscape
approved by Minor Amendment.

Comment 4.
The modification was approved at the Planning and Zoning
Board Hearing.
Comment 5.
Ted Shepard has indicated that he will provide an
appropriate street name. In the meantime, we have changed
the road name back to Cambridge Avenue, but will revise
all plans when the new name is identified.
Comment 6.
We have changed these street names to Timberwood Drive
as you have requested.
Comment 7.
We have added notes to the site plan sheets regarding our
understanding of the maintenance and permit requirements
of the crosswalks within public rights -of -way.
Site Plan Comments
We have shown the Harmony Road improvements and
right-of-way lines based on the civil/roadway documents
by JR Engineering.
Light and Power We have revised the note on the landscape plan and
adjusted plant spacing as per your comment.
Zoning
Comment 1. Since we have the `campus' style layout, the buildings are
planned to have main entrances on several sides of the
building. All four building elevations are proposed to be
equally detailed rather than having an apparent front and
rear elevation. Also, we are illustrating only one set of
prototypical elevations that will guide the level of design
for all buildings within the development regardless of their
orientation. All future buildings will be required to be
reviewed by Minor Amendment when detailed information
about it's size and design are known (see note on plan).
This is also why only building envelopes, not building
footprints are shown on the site and landscape plans.
For this reason, we have labeled the architectural
elevations as 1,2,3 and 4 rather than `front, rear, left and
right' to eliminate the confusion with building names but
allow this flexibility for future building elevations.
Comment 2 We have removed the topo lines from the landscape plans.
We have retained the existing topo lines on the site plan
since it is required by the published site plan submittal
requirements for Project Development Plans.
Comment 3 The loading and storage areas will not be part of the

Dear Steve,
Thank you for your comments on the resubmittal of the PDP for Harmony
Technology Park. JR Engineering has prepared a separate letter of response to
utility, roadway and drainage issues. The site, landscape, architectural and
lighting plans attached reflect revisions that address the majority of the comments
in full. The following items are offered as exceptions or clarifications:

Water/NVastewater We have shown the water and sewer lines on the planting
plans and included the note of required separations.
Transfort After speaking with Gaylene Rossiter and John Daggett
about this issue, we have shown a future potential transit
stop on Harmony Road on our site plan. However, we have
also added a note to the site plan stating that the actual
location will be determined in the future by Transfort
based on proposed operations and routes.
Transportation
Planning
Comment 1. The crosswalk at the entrance to Celestica falls at the
intersection of two public roads (Technology Parkway and
Timberwood Drive). The lighting of the public roadways is
prepared by City Light and Power, and is not generally
determined in detail until plans are approved. However, we
are certain that this crosswalk will be adequately lighted
since Light and Power prioritizes lighting of public road
intersections. y
Comment 2. We have removed these drive connections from the plans.
