are trained to appropriately respond to adverse situations relative to hazardous
materials and proper disposal methods.
HP Ft. Collins no longer has an on -site Hazardous Materials Spill Response team
because we are basically an all -office environment and have no manufacturing. In the
event that we have a spill of hazardous, or in some cases non -hazardous, materials we
have an agreement with Poudre Fire Authority for them to respond to our site to assist
in any cleanup.

Harmony Business Park Hazardous Materials Impact Analysis
11/14/00
• Hazardous Materials planned to be used and stored at this facility?
The Harmony Business Park will be an office environment with minimal use of
hazardous materials (corrosive, flammable liquids, reactive materials and toxic
materials by definition.) There may be some potential for small quantities of
hazardous materials to be used to support the facilities infrastructure equipment and
building maintenance processes. These might include lubricants, cleaners, adhesives
and paint. Because the exact equipment and facility design specifications have not
been determined at this time, we are unable to specify the exact materials and
quantities of these materials. Our plan is to have minimum inventories of these
materials on site, in small quantities (5 gallons or less) and any hazardous materials
will be stored in approved storage cabinets in designated areas.
There will be outside grounds maintenance activities that will use a variety of
pesticides and herbicides. This activity will be done by a third party contractor, who
will provide all materials and labor. The contractor will not store any of these
materials on site and is responsible for taking all excess materials away after each
day's use.
• What is the likelihood of release of any hazardous materials that could be stored
or used, based on HP's work practices?
The likelihood of hazardous material releases will be minimal due to the small
quantities stored and used, and the presence of our release prevention business
practices and procedures(see below.) Potential release situations could come from
breaches, and subsequent leaks, of material containers and improper work practices.
The most realistic potential release to the community could come from the release of
hazardous materials to the sanitary sewer or storm water systems.
• What is HP's plan to prevent releases of any hazardous materials to the
environment and community?
Relative to storage of hazardous materials, all hazardous materials will be stored in
approved storage cabinets with appropriate secondary containment capabilities.
Materials will be stored in the original containers or approved storage vessels. Using
these storage procedures the likelihood of a release to the environment/community
will be minimal.
Relative to use of hazardous materials, all hazardous materials will be used in
accordance with all regulatory requirements governing our operations, including
OSHA, EPA and all local agencies with jurisdiction, and all HP environmental, health
and safety requirements. Standard operating procedures will be followed when using
