3. The Light and Power offered the following comments:
a) Please call utility billing to change from residential rate to commercial
rate.
4. The Water and Wastewater Departments offered the following comments:
a) You will need to install a water meter.
b) Please note that you will be charged at commercial rate.

5. The Building Inspections Department offered the following comments:
a) After Planning and Zoning approval, you will then' need to go to the
building inspections department for a change of occupancy on the
building permit. (Building permit review requires a floor plan (what
was submitted for conceptual review is fine). This establishes the
change of C.O., and the cost is $15.00.
b) With more than five (5) clients, you must have an automatic fire
extinguishing system.

6. The Poudre Fire Authority offered the following comments:
a) A fire sprinkler system requires a separate permit from the Poudre Fire
Authority.
b) Each room needs to have a smoke detector as well as the hallway. It
should be set up so that when one goes off, they all go off.
c) Please install fire extinguishers.
d) The Poudre Fire Authority signs off on the State License.
e) The fire alarm system should be wired to a monitoring company.

Request for personal board and care home consisting of four (4) bedrooms for
up to eight (8) individuals on a 12, 480 square foot lot. Proposed 24-hour care
supported by staff assistance with no more than two employees at a time,
serving 30% Medicaid patients.
COMMENTS:
1. The Zoning Department offered the following comments:
a) The property is in the RL-Residential Low Density Zoning District.
b) The lot size allows up to seven (7), not eight (8), based upon the lot
size.
c) Under the new Land Use Code, it will be a Type II, Planning and
Zoning Board review.

2. The Stormwater Utility offered the following comments:
a) This site is located within the Spring Creek basin where fees are
$2,175/acre and it is subject to the runoof coefficient reduction. This
applies only if an addition or parking lot were proposed.
b) If a parking lot is proposed, a drainage study would be required. Also,
an erosion control plan could be required.

request for the proposed Group Home at 1933 Yorktown which was presented
before the Conceptual Review Team on February 24, 1997.
The comments are offered informally by Staff to assist you in preparing the.
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.
