Poudr Fire Authority offers the following comments: 7The, "Yorktown Corner" senior board and care home will be equipped with a fire sprinkler system and a fire alarm system. A permit and plan review is required by the fire department on these installations. VA."Knox Box" may be required with keys to facility, utility rooms, and fire alarm control box. 4. Comments from the Engineering Department are attached. 5✓1Nater and Wastewater states that "If a fire sprinkler system is required, show any modifications ,to water service on the utility plan (or site plan). Include applicable standard details. 6. The Current Planning Department offers the following comments: WPlease change the title on the site plan to say "Group Home Review" rather than simply Yorktown Corner. e redlined plans for additional comments). V17you will need to submit a letter from the church agreeing that excess parking may use the parking lot. 7 he Traffic Operations Department states that a traffic study to address off- street parking for employees will need to be submitted, along with a letter addressing trip generation. Please contact me for the number of folded revisions required for each document. No revisions will be reviewed after the above deadline. If revisions are not received by this date, the item .will either. go to the Planning and Zoning Board with a staff recommendation based on the originally submitted documents or the applicant will have the -option to continue the item to the next month's PU agenda. Community lanning and Environmental Sei es Current Planning City of Fort Collins April 15, 1997 Marie Mohn for Yorktown Corner Tri-Care Corporation 2119 Ayshire Fort Collins, Colorado 80526 RE: Yorktown Corner Dear Ms. Mohn: Staff has reviewed your plans for the Yorktown Corner that were submitted on March 17, 1997, and would like to offer the following comments. The Zoning Department offered the following comments: Please indicate the square footage of the lot on the site plan. It appears to be 12,480 square feet according to the plat. 6To qualify as an affordable housing project, a minimum of 30% of the total is required; however the statement under the planning objectives states that two (2) of the seven (7) residents will be Medicaid. This figures out to 28.5%. 2. The B ilding.Inspections Department comments include: ;A. group home is classified by the Uniform Building Code as a Group R, Division 4 Occupancy. Appendix Section 124 requires that such an occupancy be equipped with an automatic fire suppression system throughout. b .The change from single family dwelling to group home is a change in character of occupancies, allowed by the building code if the building ris ade to comply with the requirements of the code for the proposed ccupancy and a revised certificate of occupancy is obtained. The change in occupancy is a building permit process initiated by you after the group home is approved. Submission of site plans, floor plans and a completed building permit application to the Building and Zoning division is needed.
