these items. A meeting was held with Northern Engineering on 8/24/2015 to
discuss drainage concerns. From that meeting, variances were discussed
including:
-18" of ponding depth in some parking lot areas.
- the off -site basin including the emergency access road releasing at the
100-year existing rate.
- South pond landscaping.
These variances are tentatively approved pending variance application and
review.

a feature does not rise to the level of a street facing door. Please note that the
pergola feature is setback from the street -facing building line by 25 feet and, by
itself, does not meet the intent of the standard.

important attribute that allows the building to relate to the larger community. The
team is strongly encouraged to explore options that meet both the spirit and the
letter of the two aforementioned standards. Otherwise, a Modification of
Standard may be needed to be addressed by the Planning and Zoning Board
as part of an amended plan.

added to connect the site to future development on the balance of Lot Two but
this gate is located in an inconvenient location at the northeast corner of the site.
The gate should be moved so it's less remote and more centrally located. Staff
suggests this gate be aligned with the east -west walkway along the north side of
the building so it's conveniently near the north entry.

expanded index and all sheets must be numbered sequentially.

and/or vegetation. This distance is measured both horizontally and vertically

issues and programmatic requirements, we had to remove the south facing
door at the southwest corner of the building. The pergola feature provides a
visual and overhead element to the west facing entry and is visible from the
south."
The team needs to be aware that by so removing the south facing door, the
Final Plan now fails to comply with two H-M-N standards and fails to be in
substantial compliance with the approved P.D.P. The P.D.P staff report to the
P & Z Board indicated compliance with these standards:
E. Section 4.10(E)(1)(a) -Buildings -Doorways Facing Streets:
There are two main doorways to the building both located in the southwest
corner. One entry faces south along Prospect Road and one faces west and is
associated with the entry plaza. Both entries are accented with architectural
features to further establish a presence.
