08/23/2016: Utility Plan - Please ensure that Engineering is ok with the
proposed alignment of the sanitary sewer service. If they are ok with it then we
are ok with it. If they are not, you will need to extend the sewer main in the street
to allow for a perpendicular service to this new lot.

09/07/2016: The lot size complies with the minimum required lot size of 6,000
square feet. The lot width complies with the minimum required lot width of 60
feet.

09/07/2016: Please be aware that the lot size must be at least three times the
floor area of the building. With a proposed lot size of 6,003 square feet, the
house cannot exceed 2,001 square feet, not counting the garage and
basements.

08/23/2016: 1. Please note that we do not have any specific water quantity,
quality or LID requirements for this type of project because it is a single family
residential lot with no portion of the subdivision inclusive of any other tract or lots
other than the single lot. If this project was a multiple lot subdivision then the
stormwater detention, water quality and LID requirements would hold. That said,
if there were to be additional lots on this property that were developed in the
future in the same fashion, we would then look at this as a standard
development project and the standard stormwater requirements would then be
required for all lots within this parcel.

08/25/2016: City of Fort Collins Land Use Code [Section 3.2.1 (E)(3)], requires
that to the extent reasonably feasible, all plans be designed to incorporate water
conservation materials and techniques. This includes use of low -water -use
plants and grasses in landscaping or re -landscaping and reducing bluegrass
lawns as much as possible. Native plants and wildlife -friendly (ex: pollinators;
songbirds) landscaping and maintenance are also encouraged. Please refer to
the Fort Collins Native Plants document available online and published by the
City of Fort Collins Natural Areas Department for guidance on native plants; the

08/25/2016: Please be aware, the creation or enforcement of covenants that
prohibit or limit xeriscape or drought -tolerant landscapes, or that require
primarily turf -grass are prohibited by both the State of Colorado and the City of
Fort Collins.

08/25/2016: Our city has an established identity as a forward -thinking
community that cares about the quality of life it offers its citizens now and into
the future. Thus, the City of Fort Collins has many sustainability programs and
goals that may benefit this project. Of particular interest may be the:

09/01/2016: In accordance with Section 24-95 of the City Code, the Developer
is responsible for constructing the local portion of the public streets adjacent to
the Property prior to the issuance of the building permit. If the sidewalk will
remain attached, a repay for the sidewalk that was installed by the City will be
due. If the entire walk (as outlined in comment 4) will need to be replaced, it may
make the most financial sense to detach the sidewalk, so a repay to the City will
not be due, since it would be in the ultimate location.

09/01/2016: Please work with Stormwater to determine the drainage easement
requirements along the south of the building where the swale will be located as
well as offsite to the east where the drainage is expected to sheet flow. Any
offsite easements dedicated to the City, if needed, will need to go through the
dedication of easement by separate document process. The process can be
found here: http://www.fcgov.com/engineering/pdf/Easrowdedications20lO.pdf

08/25/2016: This site is located within 500 feet of known natural habitat
features (Avery Park wetland and riparian areas along the ditch). An Ecological
Characterization Study would typically required for sites in close proximity to
natural features. However, as there are intervening parcels between the
ditch/wetland and this property, and the standard buffer would not extend to this
project's parcel, the ECS is waived for this site.
Regardless, please consider the use of native plants and grasses to
complement the natural feature, in accordance with Article 3.2.1 (E)(2)(3) of the
Land Use Code.

08/25/2016: In regard to LED light fixtures, cooler color temperatures are
harsher at night and cause more disruption to circadian (biological) rhythms for
both humans and wildlife. Please consider a warmer color temperature (warm
white, 3000K or less) for your LED light fixtures. Please also consider fixtures
with dimming capabilities so that light levels can be adjusted as needed. Site
light sources shall be fully shielded and down -directional to minimize up -light,
light spillage and glare [see LUC 3.2.4(D)(3)]. For further information regarding
health effects please see:

the proposed 5' easement.

09/01/2016: More discussion will be needed regarding the sanitary sewer
service layout. Engineering prefers to have the service tie directly from the
manhole in Skyline Drive to the building. If the configuration stays the way it is
proposed, then an encroachment permit will be needed and language in the
development agreement may need to be added regarding the encroachment.

09/01/2016: As proposed, the portions of sidewalk between the driveway,
water service and the sanitary sewer service will also need to be replaced. The
integrity of the walk will be compromised with the various sidewalk cuts and
should be replaced altogether.
