Please note that we do not have any specific water quantity, quality or LID requirements for this type of project because it is a single family residential lot with no portion of the subdivision inclusive of any other tract or lots other than the single lot. If this project was a multiple lot subdivision then the stormwater detention, water quality and LID requirements would hold. That said, if there were to be additional lots on this property that were developed in the future in the same fashion, we would then look at this as a standard development project and the standard stormwater requirements would then be required for all lots within this parcel. Native plants and wildlife -friendly (ex: pollinators; songbirds) landscaping and maintenance are also encouraged. If the sidewalk will remain attached, a repay for the sidewalk that was installed by the City will be due. If the entire walk (as outlined in comment 4) will need to be replaced, it may make the most financial sense to detach the sidewalk, so a repay to the City will not be due, since it would be in the ultimate location. An Ecological Characterization Study would typically required for sites in close proximity to natural features. However, as there are intervening parcels between the ditch/wetland and this property, and the standard buffer would not extend to this project's parcel, the ECS is waived for this site. Regardless, please consider the use of native plants and grasses to complement the natural feature, in accordance with Article 3.2.1 (E)(2)(3) of the Land Use Code. Please consider a warmer color temperature (warm white, 3000K or less) for your LED light fixtures. Please also consider fixtures with dimming capabilities so that light levels can be adjusted as needed. Site light sources shall be fully shielded and down -directional to minimize up -light, light spillage and glare [see LUC 3.2.4(D)(3)]. Engineering prefers to have the service tie directly from the manhole in Skyline Drive to the building. If the configuration stays the way it is proposed, then an encroachment permit will be needed and language in the development agreement may need to be added regarding the encroachment. The integrity of the walk will be compromised with the various sidewalk cuts and should be replaced altogether.
