A. Yes.
12. Will Cambridge be extended south to the half -section line?
A. We don't know yet. As each phase comes in, extending Cambridge will be
evaluated. Unless it is needed, it likely will not be extended.
13. Who builds the turn lanes on Harmony Road?
A. The developer.
14. What about sanitary sewer for the site?
A. A portion of the site can be served by gravity flow to the existing 30 inch
diameter trunk line. A portion of the site sits below the trunk line and a lift station
will be needed.
4. Who is Celestica? What do they do?
A. Celestica is a company that purchased a portion of the Hewlett-Packard
manufacturing operation. H-P will then be able to focus on design and
engineering while Celestica handles the manufacturing operations.
5. How will pedestrians, employees, groundskeepers, and the like be able to cross
Harmony Road?
A. There has been considerable discussion on this issue. An underpass has been
discussed. More than likely, however, a signalized intersection at the H-P west
access drive and Technology Parkway will allow for the most direct access.
6. What about height? Will the folks who live on Cambridge Drive lose their views
of the mountains?
A. The Harmony Corridor zone allows buildings to go as high as six stories, subject
to a height review with the Planning and Zoning Board. This analysis will be
brought forward for neighborhood input. At this point, we do not know exactly
where buildings will be placed and how views will be impacted.
7. Have you done a groundwater test? Is there any toxic pollution on the property?
A. There is no record of toxicity.
8. 1 too am concerned about views. The mountain views add value to our
properties.
A. All we know at this time is that Celestica will be located in the northwest comer
of the site in the vicinity of Harmony Road and C.R.#9. We are not sure of the
exact location of the other buildings.
9. Will you be constructing road widening along Cambridge?
A. Yes, as development occurs, Cambridge will be improved with widening,
sidewalk curb, and gutter.
10. Will H-P control and maintain the aesthetics and landscaping over the long term
like they do on their existing campus?
A. Since there will be multiple users, maintenance will not the be sole responsibility
of H-P. Rather, H-P will require that the various end -users enter into a set of
covenants that address long term maintenance issues.
11. Will there be a deceleration for eastbound Harmony Road for Cambridge Drive?

The meeting began with a description of the proposed project. The project consists of
multiple phases. The first phase will be to submit an Overall Development Plan to the
City for the entire 155 acres. The next step will be to submit a Preliminary
Development Plan for Celestica Manufacturing which may consist of about 30 to 40
acres in the northwest corner of the property. Other phases will be brought forward as
necessary to accommodate H-P's strategic partners and future expansion of Hewlett-
Packard itself. There may be a 3 to 5 acre convenience center in the project.
Technology Parkway will be submitted to the Colorado Department of Transportation
for approval for a signalized intersection with Harmony Road. Unless otherwise noted,
all responses are from the applicant.
QUESTIONS, CONCERNS, COMMENTS
Will there be a landscape berm along Cambridge Drive to buffer the residential
properties to the east?
A. The O.D.P. will indicate a design intent to buffer both the east and south
boundaries. The exact nature of the buffering, such as berming and
landscaping, will be determined at the time the individual specific phase comes
in for development. H-P has a track record for providing quality landscaping
along the perimeter of their properties.
. 2. What was the width of the study are for the Harmony Corridor?
Response From City: One-half mile on either side of Harmony Road.
3. What will happen to Harmony House?
A. It will remain.
