For example, the first phase of Celestica, which is the first development within the park will be a 200,000SF building with the potential for expansion to 600,000SF. Also, each of the large users will be engaged in acitivities that require a secure campus. The site requirements to accommodate these large users combined with the need for secured entrances makes if difficult or impossible to provide the 660' intersection spacing intervals. 26. Our understanding of the specific future use of the adjacent areas, especially to the south and east is as yet undetermined. Additionally, in a phone conversation with the transportation department,and with our traffic consultant, it is unclear whether Cambridge will be extended farther to the south. Because of these uncertainties, it is difficult to commit to a specific treatment of these edges. I would like to point out, however, that we have established specific setbacks, screening and buffering requirements for landscaping within the design guidelines that are currently being formulated by Hewlett Packard. It is possible to revise the ODP at a later date if it is decided that the east side of the site is a better location. 16. The preliminary estimate of 3600 gallons per day per acre was used for water and wastewater. This is equivalent to water usage of 6 units per acre which is consistent with the City of Fort Collins Water and Wastewater Utility. More detailed flows will become available with each new user. 19. The intent is to obtain the required off site easement across the adjacent property. This may not occur in time for the first development on the property. This activity may or may not occur depending on future businesses at the business park. The location will be determined as the future of the business park tenants becomes more clear. Addressed by Matt Delich.. Each major street within the HTP will be dedicated and will meet city standards for bike lanes and pedestrian walks. 13. A Tranfort bus shelter will be located along CR9 ( Fossil Creek Road) if appropriate however, Technology Parkway is anticipated to be the major circulation roadway for this park. Technology Parkway will be a major circulation roadway for employers with significant employment on both sides of the roadway. For that reason we would like to have the City consider the potential for a future Transfort stop (or 2) along this roadway. 14. Matt Delich has responded to the comments from transportation regarding the TIS. I have added my two cents where it seemed appropriate to elaborate. I have attached a copy of his response for your records. Outlined below are responses to other comments. The comments are numbered according to their number on your original letter. Also, for the purposes of initiating discussion on a street name, CR9 has been named Fossil Creek Road. Of course we understand there needs to be dialogue, or this is the City's decision but, we would like to get a permanent name for the road so that we can accurately indicate it in our covenants, design standards, and master plan drawings. Addressed by Matt Delich. The first phase of development (Celestica will takes its phase one access off of CR 9. The access control plan modification is beginning currently. It is anticipated that by the time the second phase is ready to commence ( 1 '/s years +-), the permit will have been addressed completely through CDOT.
