DESCRIPTION:
A tract of land situated in the Northwest Quarter of Section 4, Township 6 North, Range 68 West
of the Sixth P.M., Larimer County, Colorado, which:
Considering the North line of said Northwest Quarter as bearing S89039'48"E and with all
bearings contained herein relative thereto:
Contained within the boundary lines which begin at a point on the Southerly right-of-way line of
Colorado State Highway No. 68 which is also the Southerly line of the Harmony Annexation No.
3 to the City of Fort Collins, Colorado which bears SO1'40'48"E 111.90 feet along the West line
of said Northwest Quarter from the Northwest Comer of said Section 4, and run thence along the
Southerly line of the said Annexation and Highway No. 68, N83 ° 50' 12"E 26.10 feet, and again
N41022'12"E 73.20 feet, and againN87°25'S7"E 500.70 feet, and again S89°39'48"E 613.00
feet, and again S89°50'03"E 1000.00 feet, and again S89°39'48"E 350.00 feet; thence along the
Southerly line of the Harmony Annexation No. 4 to the City of Fort Collins, Colorado and the
said Highway No. 68, S89°39'48"E 86.40 feet, and again S89°45'48"E 25.25 feet to a point on
the East line of said Northwest Quarter; thence SO1 °43'48"E 701.18 feet along the West line of
the Ricketts First and Second Annexation to the City of Fort Collins, Colorado and the East line
of the said Northwest Quarter; thence SO °43'48"E 1881.64 feet along the East line of the said
Northwest Quarter to the Center Quarter Corner of said Section 4; thence N88°47'48"W 2655.72
feet along the South line of the said Northwest Quarter to the West Quarter Corner of said
Section 4; thence NO °40'48"W 197.69 feet along the West line of the said Northwest Quarter to
the Southeast corner of the South Harmony Annexation to the City of Fort Collins, Colorado;
thence NO1 °40'48"W 2258.24 feet along the East line of said South Harmony Annexation and the
West line of said Northwest Quarter to the point of beginning.
The above described tract contains 155.5975 acres, more or less.
Note:
This parcel can also be described as the Harmony Farm Annexation to the City of Fort Collins.
