Miller 3833 Spruce Drive Fort Collins, CO 80526 RE: Overland Trail 3rd Annexation and Zoning Dear Rex, FILE COPY The City of Fort Collins is pursuing the annexation of all eligible "enclave" annexations. Property which you own, located on the west side of South Overland Trail, between Prospect Road and Palm Court, is included in the referenced enclave annexation, having been completely surrounded by the City of Fort Collins since August 22, 1994. (Please see the attached map for the location of this proposed annexation). On Tuesday, September 8, 1997, from 7:00 to 9:00 PM, at 281 North College Avenue', representatives from the Current Planning Department will hold an informational meeting to discuss the proposed annexations with affected property owners. The meeting will be held in the main conference room on the first floor (please enter the building through the north entrance). If you prefer, individual meetings can be arranged by calling Kim Kreimeyer or me at 221-6750. City staff is proposing that your property be placed in the Medium Density Mixed -use Neighborhood district (see attached draft of the Medium Density Mixed -use Neighborhood district). This zoning district is consistent with City's adopted Comprehensive Plan and Structure Plan map which was adopted February 18, 1997. City Council will consider the initiation of annexation proceedings via resolution on September 16, 1997. The Planning and Zoning Board of the City of Fort Collins, Colorado, will hold a public hearing on the proposed enclave annexations on Thursday, October 21, 1997. The meeting starts at 6:30 PM in the Council Chambers, 300 LaPorte Avenue. Following action by the Planning and Zoning Board, the first reading of the ordinance approving the proposed annexations will be heard by the City Council on October 21, 1997. Second reading will occur on November 4, 1997. Annexation of your property into the City will be effective 10 days after this second reading, November 4, 1997.
