RE: Overland Trail Third Annexation
This memo is written to address property tax and financial issues presented by Rex Miller
at a property owner meeting September 11,1997.
At the property owners meeting with Rex Miller, he expressed concern about the possible
increase of property taxes he may incur when the subject property is annexed into the
City. Mr. Miller's concern is that the property taxes will increase dramatically and it will
cause him a hardship. With regard to this concern I contacted Sheri Temple, Financial
Administrator, City of Fort Collins, and Larry Johnson, Larimer County Assessor's
Office. According to Mr. Johnson, the property is now assessed as a residential unplatted
lot, and may go to a commercial unplatted lot after annexed into the City. Mr. Johnson
said that the difference between residential unplatted and commercial unplatted property
tax is very small. There will a significant increase in property taxes when the property is
platted or when a building permit is pulled on the property, but will not occur upon
annexation and zoning to MMN-Medium Density Mixed Use Neighborhood.
