RE: King Soopers Store #9 Expansion

Dear Michael,
Attached please find a copy of the revised site plan indicating all existing trees and proposed new trees.
Existing and new shrubs are also shown. Please also find all of your original redlined copies.
Please note that the proposed plan indicates some slight variations to your latest mark-ups. Instead of
some of the island extensions, we would prefer to concentrate some of the additional landscaping at the
main entrance from South Taft Hill Road. By eliminating several parking spaces at this entrance and
expanding the existing islands, we feel that a safer ingress and egress are provided as well as a greater
visual impact.
We would also prefer not to plant and irrigate along the building foundations or main driveway for
several reasons. This is generally not recommended by the soils engineer and the overhanging roof
canopies would not permit the necessary sunlight. This area is also used for shopping cart staging for
drying prior to safely returning them inside the building. The increased physical barriers of the
additional planting beds would make pedestrian circulation more cumbersome and congested.
We believe the proposed plan addresses your latest comments and the few exceptions shown will not
deter from the overall concept. Pedestrian and handicap access have been enhanced and the
• concentration of the additional landscaping will have an immediate visual impact. It is also our
understanding that the median in West Elizabeth will be a City project and not a condition of this
expansion.
We look forward to your comments as soon as possible in order to complete the drawings for final
submittal and approval. Drawings will be sent to the Building Department next week for permit.
