BACKGROUND
This application is a Project Development Plan submitted for review under the Land
Use Code of the City of Fort Collins. The proposed uses, wholesale florist and
greenhouse and offices are permitted uses in the E - Employment zoning district
subject to administrative review.
Division 4.22 of the Land Use Code, which is the description and standards of the E
zoning district include both land use and development standards. Specifically, the
project complies with the development standards in Sections 4.22(E)(2)(a)(b). The
proposed building provides a primary entrance that has direct linkage to the sidewalk on
Caribou Road without requiring pedestrians to cross any intervening driveways or
parking lots. The building is also oriented with the north facade facing Caribou Road
with no intervening front yard parking.
In addition, the request is measured against the applicable General Development
Standards contained in Article 3 of the Land Use Code. All applicable standards have
been met.
FINDINGS. CONCLUSIONS AND DECISION
FINDINGS AND CONCLUSIONS
After reviewing the staff report and the record of the public hearing, the Hearing Officer
makes the following findings and conclusions:
1. The Fort Collins Wholesale Florist, Project Development Plan is consistent with
the permitted uses listed in Division 4.22 of the Land Use Code, the E -
Employment zoning district.
2. The Project Development Plan meets applicable development standards
contained in Division 4.22 of the Land Use Code.
3. The Project Development Plan meets all applicable requirements of Article 3 of
the Land Use Code, General Development Standards.
4. The Project Development Plan is compatible with surrounding land uses.
1997 by mailing to property owners within 500 feet of
the subject property.
The public hearing was advertised in the Coloradoan
on October 27, 1997.
PUBLIC HEARING
After reviewing the Staff Report and recommendation, a public hearing was held on the
subject application at 6:30 PM on November 3, 1997. The hearing was held in the City
Council Chamber at the City Hall, 300 Laporte Avenue, Fort Collins, Colorado.
