In my traffic study (memorandum dated July 15, 1997), I described that there were s e gaps in the sidewalk system that should be filled in w �n other parcels in Collindale Business Park develop. I a�ve attached a "Pedestrian LOS Worksheet" to this memoran urn. This area falls into the location area termed "other."I Based upon the proposed use, only one destination area is!within 1320 feet of the site. This is the Sunstone residinjtial area, east of Timberline Road. It is approximately 1d00 feet from the site. There are no commercial areas (restauiints, retail, etc.) within 1320 feet of the site. There is 4 sports facility (batting cages) approximately 400 feet fromlii:he site. In my judgment, the site and the sports facility; will not have an interactive affinity. There are no othex destination areas that would interact with the propose !land use. As noted on the "Pedestrian LOS Worksheet," tree of the five factors meet or exceed the requirement. Thetgto factors which are not met are continuity and visual interelt & amenities, because of the gap in the sidewalk between �be site and Timberline Road. However, when the property to the east develops and builds the sidewalk along their frontage, both of these factors will exceed the required level o4 'service for pedestrians.
