8. G. How could you not understand our Haybales?? What we
are thinking here is that we will be creating and employee
gathering area. The haybales are a metaphorical
representation of Colorado farm fields after harvest. The
"haybales" are anticipated to be some kind of employee
seating. Our best guess now is that they will be made of
Loveland Buff Sandstone, and they would be large enough
to sit on. They sit in an "agricultural hay field."
9. Architecture issues have been addressed on the elevations.
In addition, an additional information packet is included
that more clearly illustrates the architectural elevations.
The architect will be forwarding specific materials
responses in the next day or two. I will follow up as soon
as possible.
I appreciate your efforts to help us through this accelerated schedule. I will
follow up with additional details just as soon as possible. I know this is not
your usual approach so we are committed to assisting any way possible to
expedite this process. Please let me know how we may be of further

8. A We have added notes per your request. The actual berms
are floating around a bit because of engineering and other
coordination issues but the notes should provide the
assurance necessary. We will provide color elevations of
the building from Harmony Road for use in the P & Z work
session and hearing.
8. B While we feel that the requirement for tree lined streets is
appropriate for public thoroughfares, we disagree with this
requirement within the site. We feel it is overly prescriptive
and allows the designer no latitude for coordinating the site
and the building. It also precludes the opportunity for
creating view windows into the site for project
identification. In this case we are trying to buffer adjacent
streets while at the same time keeping views of key
locations on the building open. We

7. H. We have reviewed your comments regarding the pedestrian
walk system. We appreciate your thoughts and agree with
some of them. One of our concerns with providing these
additional walks is the reduction in available area for
landscaping. By adding some of these walks we reduce the
landscape area for parking buffering to only about 3 '/z ft.
To try and respond to your comments we modified our
plans and would welcome your further input.
No number Crosswalks will be detailed with a close pattern scored
concrete. The pattern will be detailed at an approximate 2-
3' square grid.
7.I We are currently preparing a separate exhibit that will
illustrate the pedestrian crossing detail at CR9 and
Technology Parkway.
7. J. We disagree with the request to make the sidewalk on HP's
property a part of the Development Agreement for this
project. Celestica is not the same company as HP and the
sidewalk improvements are not on, or adjacent to the
Celestica site. It therefore would be inappropriate, to
burden Celestica with the requirement to require HP to
build a sidewalk on property that does not belong to
Celestica.

7.L This drop-off area will have substantial use. Contractor's
will arrive here, airport shuttle busses will drop people off,
and their will be temporary parking. The use here would be
similar to a hotel drop-off. We therefore would prefer to
keep this area as dimensioned.

7. C Celestica has relatively high security needs due to he nature
of their business and their association with a variety of
computer companies. Employee and customer access is
restricted because of these security needs. They are as
follows:
I . There is one customer/visitor/employee entrance on
the east side of the building.
2. There is one employee entrance into the building off
of the employee courtyard. This will be a carded
entry point.
3. There is an employee emergency exit on the north
face of the building.
4. There is an employee entrance along the west face
of the building.
7.13 The easement indicated as a 20 foot easement has been
changed to a 30 foot easement. The easement is for both
emergency vehicle access and utilities. This easement has
been shown on the plans.
7.E. Celestica has decided that they will be fencing the perimeter
of the property for purposes of security. The fencing has
been shown on the plans. Pedestrian access has been shown
at the two building gatehouse locations. Pedestrians will be
able to pass into the site after passing the security
checkpoint. This access scheme will match the existing
security that surrounds the HP site on the north side of
Harmony. The fencing will be located at the backs of
berms to minimize their visual influence. The fencing will
be a metal, wrought iron type of fence.
TF & G. Pedestrian lights have been added and a cut sheet has been
included in our resubmittal.

7. A (2). We would like to request a modification to the City
standard for parking. Our request is based on the following:
1. Parking needs to be managed based on work shifts.
Your comment was that parking not be provided for all
three shifts. It is not Celestica's intention to provide
parking for all three shifts combined, however, there is one
shift in which there is some overlap. The overlap is needed
to facilitate production. This overlap necessitates the
requirement for a larger parking area.
2. There are additional parking needs that are over and
above those specifically enumerated in the code: These are
as follows:
• Visitor- 25 spaces
• Customer- 25 spaces
• Contractors- 50 spaces
7.13 We have met with the transportation department. They
have suggested we locate the Transfort stop on -site. We
have indicated the provision of this stop on our plans. The
location is adjacent to the employee entrance while still
providing easy bus access and egress.
Also, we do not have an objection to placing a Transfort
stop along Harmony but we feel this is an unsafe location
due to the high volume and speed of traffic along this
arterial.

7. A The applicant wishes to request a modification of this
standard based on the following:
1. This is a manufacturing building and requires a higher
level of safety access for fire protection than other buildings
with office or retail uses. We are complying where possible
in our plan but the need for safety, in our opinion, should be
the predominant concern. Poudre Fire Authority requires
access to all parts of the building, and this road is intended
to provide this access.
2. The drive is required around all sides of the building to
provide employees with access to all parking lots. An outer
loop drive does not work on this site because the Harmony
House site eliminates the possibility of an uninterrupted
traffic flow.
3. The future expansion of the site precludes a circulation
road to the south of the building.
