Muffler Type I PDP/FC ENGINEER: Michael Coley No Problems Problems or Concerns (see below or attached) Utility Plans Sheet 2: * Please dedicate a utility esmt. for the sanitary sewer on existing FC Muffler lot. Though this cannot be required with the proposed development on lots 9 and 10, this dedication would benifit the water/wastewater utility in the event that any maintainance work had to be done on the sewer line. * 17' parking stalls are acceptable provided that 2' of overhang is allowed for in the design of the adjacent sidewalk. $B Provide profiles of all new storm sewer lines. X There seems to be a conflict with the proposed sidewalk (?) Adjacent to the parking and the steps shown on the plan. 39 Make sure that there is an ADA compliant route for a handicapped motorist to get from the parking stall provided to the waiting room. • Dedicate a drainage/utility easement that encompasses new stormwater facilities (on the existing FC Muffler lot). • Please provide a bike rack for employees. All lighting shall be down -directional, and a general note must be added specifying the type of lighting. c) The signature block for the Attorney's Signature is not needed on the site plan (this is required only on plats.) Rather, please replace it will only space for a notary public and change the signature lines as ap- propriate to reference a notary rather than an attorney. For the notary, we need to have space for an address line as well. This completes the review comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to re- view this request. The utilities have requested a final round of review so that outstanding issues may be resolved prior to the public hearing. As a combined pdp/final submittal, we don't' schedule hearings until the time that the mylars are ready to be routed for signatures. For what is anticipated to be the final review, please submit the following number of revisions: site plan-5, elevations- 1.landscape plan-6, utility plan-4, and updates to drainage report-1 (if required). Planning and Environmental ' vices Current Planning City of Fort Collins December 17,1997 Mr. Stephen Steinbicker Architecture West L.L.C. 748 Hinsdale Drive Fort Collins, Colorado 80526 RE: Spring Court Subdivision —Fort Collins Muffler Dear Mr. Steinbicker: Staff has reviewed the revisions submitted for the Spring Court Subdivision — Fort Collins Muffler, and would like to offer the following comments. 1) Comments from the Engineering Department are attached. 2) Comments from the Stormwater Utility are attached. 3) The Zoning Department offered the following comments: a) Please remove the topo lines from the site plan. b) The handicapped ramp must be placed in line with the pedestrian walk path. c) You are required to have 10' landscaped buffer behind the sidewalk and parking lot --only 6' is shown. 4) Comments from the WaterMastewater Utility are attached. 5) The Current Planning Department offered the following comments: a) Please add a General Note #5 saying that the bicycle rack will be per- manently affixed to the ground and specifying materials and details of the bicycle rack. b) How will the site be lighted?
