Specific information about this development proposal is to the right and on the back. A decision regarding the approval or denial of the proposal will be made at the hearing. We welcome and encourage your participation, as your input is an important part of the development review process. You received this notice because records from the Larimer County Assessor's Office indicate you own property near the proposed development site. Because of the lag time in recordkeeping, or because of rental situations, some neighbors may be missed. Please feel free to notify your neighbors of the public hearing so they can attend. Timberline Road) PROPOSAL DESCRIPTION This is a request to amend the existing Overall Development Plan (O.D.P.) The request includes a replat portions the previously approved East Ridge Overall Development Plan as a result proposed lot line adjustments. The lot line adjustments are for single family detached and additional conceptual plans for multi -family and single family attached units The proposed amendments include land use changes for non- residential uses, decrease in overal acreage of multi -family ZONING INFORMATION ■ Property is located in the Low Density Mixed -Use Neighborhoods (L-M-N) zoning district.
