10. The dumpster must be screened. Please provide a detail on the trash enclosure. The
enclosure should be constructed of masonry materials that match the building as close as - �60
possible. The swinging gate may be wood, metal, or chainlink with slats.
11. It is suggested that the trash enclosure be placed on concrete ther than gravel. This will %
prevent the trash truck from dragging gravel through the -parking lot and help prolong the
life of the asphalt.
12. It appears that there is a "curb cut" on the eastern property line between the end of the
shrub bed and trash enclosure. Is this intended to provide cross access for Varsity Court
Apartments? Or, will the bollard and chain barrier be extended north to close this off?

13. Please indicate, by note or by a graphic depiction, the nearest transit stop. If there is an
existing transit stop adjacent to the site, then there must be direct and visible access to the

14. Please indicate that the crosswalk connecting 200 to 220 across the parking lot drive aisle

15. Please include a statement, or "Planning Objective" that the primary purpose of the P.D.P.
is to establish a change of use for 200 W. Prospect from office/retail to fast food
restaurant.
16. Please show on the map the square footage of each building.
17. Please provide a north arrow for the vicinity map.
18. The attorney's certificate can be deleted since this is a P.D.P. not a plat.
19. Please provide a brief legal description.

Staff has reviewed the request for 200.- 220 West Prospect Road Project Development Plan and
the following comments are offered:
Staff recommends that the parking stalls in front of 200 W. Prospect be reduced to 17 feet
in length since there will be adequate overhang for vehicles on both the north (ten foot
sidewalk) and south (parkway). This will allow the parkway strip to be widened
accordingly (9.5. to 10 feet) to lessen the severity of the modification request (15 feet is
required). /,I'
2. The landscape strip along the eastern property line should include two trees in order to
comply with "full tree stocking" along parking lot driveways. pdw ev.
3. The shrubs in the eastern landscape strip should provide more vertical relief than Compact
Pfitzer Junipers. Please consider another variety that obtains a height of three to four feet
at maturity. As a suggestion, the Juniper Chinesis "Blaauw" along College Avenue at
Taco Bell have fared well over the years.
4. Additional landscaping should be provided between the parked cars and the front of the
building. This could be in the form of planters that feature a combination plant materials.
With southern exposure, there should be sufficient light to compensate for the mansard
overhang. As a raised planter, the area can be hand watered. 0
5. A bike rack must be provided near the front entry. Please add a note stating that the bike
rack will be permanently anchored to concrete and not interfere with pedestrian walkways.
6. Please add a note stating that the handicap parking space does not need a ramp due to the
grade between parking lot and entry being within A.D.A. specifications. G\c
7. The middle tree on Prospect may be too close to water shut-off valve. Could the tree be
shifted slightly to improve separation? g� _
