Please verify that the address shown is correct. There are no building permit records
associated with the address of 4103 South Mason Street.
Operation of a church at the building located at 4211 South Mason Street may be a
change in occupancy as defined in the Uniform Building Code. Such a change is
allowed by the code, if the building is made to comply with all requirements for the
proposed occupancy and a revised certificate of occupancy is obtained.
The change in occupancy is a building permit process initiated by the building owner
after the land use is approved. Submission of site plans, floor plans and a completed
building permit application to the Building and Zoning division is needed. A Certificate
of Occupancy for the building is issued after any corrections are made and inspected.

6) The Current Planning Department offered the following comments:
a) Additional shrubs should be planted along the perimeter of the parking
lot (along both the Mason Street side and the north property line) in
order to provide screening of the automobiles. In addition, more land-
scaping must be added to the interior in order to comply with the Land
Use Code.
This completes the review comments at this time. Additional comments may be
forthcoming as the various departments and reviewing agencies continue to re-
view this request.
Please provide a written response to each of the above stated comments with
the submittal of plan revisions. Please contact me at 221-6750 if you have any
questions or concerns that are related to the comments. If you would like to
schedule a meeting, please call me as soon as possible. We will be scheduling
the agenda for the December 4, 1997, Planning and Zoning Board hearing on
November 5. If you are able to respond to the address the above comments by
that date, it is possible that the project can be schedule for the December 4,
1997, hearing date.

RE: Change in Use of GK Gymnastics
Dear Mr. Wright:
Staff has reviewed the submittal for the Heart of the Rockies Christian Church
that was submitted on September 26, 1997, and would like to offer the following
comments.
1) The Zoning Department offered the following comments:
a) There needs to be two (2) trees per island.
b) You are required to submit a landscape plan as built. Additional
shrubs were required to be planted. In addition, the southern two is-
lands may not have been installed because of a grading problem. You
will need 6% interior parking landscaping.
2) Comments from the Engineering Department are attached.
3) Comments from the Stormwater Utility are attached.
4) Comments from the Building Inspections Department are attached.
5) The Transportation Planning Department offered the following comments:
a) You will need to provide bicycle parking at the building entrance.
b) It is possible that future pedestrian/bicycle connections will be required
to provide access to the planned BNRR/Mason Street multimodal cor-
ridor project behind this property.
