At this time, the location of the Fire Department Connection has not been
identified. The FDC is typically located on the front of the building but as fire
access will be taken from the alley rather than from College Ave, it is not yet
clear where the FDC will be required and further discussion will be needed by

Jaramillo with any fire sprinkler related questions at 970-416-2868. Code

AERIAL FIRE APPARATUS ACCESS
As the site plan cannot provide for aerial fire apparatus access as specified in
Appendix D of the 2012 International Fire Code, prior discussions with the
project team have explored possible ways of meeting the intent of the code via
alternative means of compliance. While the applicant's response letter mentions
that roof access is one element being incorporated into the plan, additional
provisions will be needed. The project team will be required to submitted a plan
for meeting alternative means of compliance which will be reviewed and
approved by the fire marshal.

The closest fire hydrant appears to be on the SE comer of Plum and College.
Hydrant distance is measured along the path of vehicle travel. As access cannot
be determined from College Ave in this particular case, access is measured
along the alley approach on the east. Therefore the distance from hydrant to the
building is approximately 350' rather than 135' as put forth in the applicant's
response letter. While this distance exceeds the maximum allowable by code,
as long as the project successfully meets the intent of the fire code with regard
to providing alternative means of compliance regarding the lack of aerial fire
apparatus access, the 350' distance to hydrant will be allowed. Code language
provided below:
> IFC 508.1 and Appendix B: COMMERCIAL REQUIREMENTS: Hydrants to
provide 1,500 gpm at 20 psi residual pressure, spaced not further than 300 feet
to the building.
