Dear Roger,
This letter serves as the response to your initial review comments concerning the final utility plans
for Howes Street Hideaways H. This response will address the utility plan review comments, as
well as written comments noted on your Project Comment Sheet dated 01/13/98.
GENERAL:
* Refer to response by Pinecrest Planning and Design for items related to the landscape plan.
* All comments noted on the final utility plans have been addressed.
UTELM PLANS:
* Curb stop and meter pit have been labeled.
* Standard general notes have been added to the overall utility plan.
* Sizes of both water and sewer services have been noted.
* Existing water and sewer services have been shown and labeled.
This concludes our response to your initial review comments concerning the final utility plans for
Howes Street Hideaways H. If you have further questions or comments, please don't hesitate to

Dear Basil and Matt,
This letter serves as the response to your initial review comments concerning the final utility
plans and Final Drainage and Erosion Control Report for Howes Street Hideaways H. This
response will address the utility plan and Final Drainage and Erosion Control Report review
comments, as well as written comments noted on the Project Comment Sheet from the
Stormwater Utility dated 01/29/98.
GENERAL / UTILITY PLANS:
All comments noted on the final utility plans and Final Drainage and Erosion Control Report
have been addressed.
* Planning has insisted on a pedestrian connection from the new units to the sidewalk along
Howes Street. A 4 foot metal sidewalk culvert has been added to accommodate the drainage
path required so the sidewalk does not "dam" the existing channel.
* The retaining wall on the north side of the unit will be constructed similar to that which was
provided with Lot 12 with the original Howes Street Hideaways project. Attached is a
picture of that finished product for your immediate reference.
* Cover Sheet general notes have been expanded as directed. Please note that the benchmark
information you requested is separate from the general notes.
* Erosion control devices have been added to the Master Grading, Drainage and Erosion
Control Plan.
Our responses to the written comments are as follows:
1. The ponding which was shown with our initial submittal is a historic condition documented
with a detailed field survey of the site. The Grading and Erosion Control Plan has been
revised to remove the ponding condition and allow for conveyance of runoff to the alley.
Flat slopes are unavoidable due to the existing grades. We are currently in contact with the
owner of Lot 10 in order to obtain approvals for acceptance of additional runoff and to
allow minor re -grading on the property to allow stormwater conveyance to the alley.
2. General Notes and erosion control notes have been added to the Drainage and Erosion
Control Plan.

Dear Mike,
This letter serves as the response to your initial review comments concerning the final utility
plans for Howes Street Hideaways H. We have addressed the utility plan review comments, as
well as written comments noted on your Project Comment Sheet dated 01/16/98.
GENERAL / UTILITY PLANS:
All comments noted on the final utility plans have been addressed.
* There is an existing sewer service to lot 11 from the alley which was installed with the
original Howes Street Hideaways project. The service was installed at the request of the
previous property owner. Refer to approved final utility plans for Howes Street Hideaways.
* Cover Sheet general notes have been revised as directed.
Our responses to the written comments are as follows:
* Two benchmarks have been provided as requested. These are located on the Cover Sheet of
the final utility plans.
* We acknowledge that the patch area on South Howes Street needs to be patched in
accordance with the standards for PCCP patches. A construction note direction has been
added to the Master Utility Plan. A patchback detail is located on the detail sheet.
