shade or small ornamental tree? Will root ball be impacted during installation or
repair to service?
-Landscape plans indicate that the curb stop and meter pit will be located in
driveway. Curb stop and meter pit are not allowed in driveways:

1. A portion of the site is shown to drain off -site through the property to the north (lot
10). Off -site grading is also proposed on lot 10. Please provide a letter of agreement
from the owner of lot 10 for the proposed off -site grading and drainage on lot 10.
2. Please clarify the detail for the trench drain and show where the drain will outfall.

a) To comply with Section 4.14(E)(2)(a) Block Structure of the Land Use
Code, you will need to demonstrate how the development plan
contributes to the overall mix of block types within the surrounding
area. I recommend reviewing the neighborhood and analyzing the mix
of blocks types with the requirements of the block standards in Section
4.14(E)(2)(b). In packet of materials with the revisions, I did not
receive this information. Could you please address the issue with the
next revision (or, if it was submitted and I didn't get a copy, could you
please supply me with another copy?)
b) Please remove on of the two general notes numbered "13" and
renumber.
c) Please see the enclosed site plan for additional comments.
This completes the review comments at this time. Additional comments may be
forthcoming as the various departments and reviewing agencies continue to
review this request.

RE. Staff comments on the Howes Street Hideaways, Phase //
Dear Tom:
Staff has reviewed the revisions submitted for the Howes Street Hideaways
Phase II - PDP/Final Plan, and would like to offer the following comments:
1. The Advance Planning Department offered the following comments:
a) Please contact Carol Tunner with the Advance Planning Department to
determine whether the proposal should be brought to the Landmark
Preservation Committee Design Review Subcommittee. She may be
reached at 221-6376. The role of that committee will be advisory only
in nature and will not result in any land use decision.
b) Please see the enclosed elevations for additional comments.
2. The Zoning Department offered the following comments:
a) Please show building envelope and dimensions.
b) Section 3.5.2(D)(3) requires side yard setbacks of 5' (or 0' on one side
and six feet on the other). The cover over the north door cannot
encroach into the setback area.
3. Comments from the Engineering Department are attached.
