This change has been made to : both the site and landscape plan as well as the utility plans.. Note that -the lotto the south has the, sarne'owner as 510 S. Howes Street:. c). ' c) Redlined site and landscape plan,has been revised as follows;, -'the 3' concrete walk has been changed to a 4' concrete walk. - as per our. meeting on April 30`h, the trash enclosure has been removed and an additional shrub installed in this area. The Owner will install a dumpster in or by the existing garage to the south which will serve all four of his properties. -.as per our nieeting,of.April'30', no bike parking is required. - we discussed the drainage issues and this has been resolved on the utility plans. Based upon the Staff comments in your letter -of -April 8; 1998, please note the following: . 1. Advanced Planning Department r a) The Owner, architect and myself met with Carol Tunner and the Landmark Preservation Committee Design Review Subcommittee on Thursday Apri130;_ 1998. The architect has taken the comments from thesubcommittee and incorporated them into the revised elevations: .2. Zoning Department Comments a) . Please show building envelope and dimensions.. The'envelope and dimensions were labeled on the submitted plan but we labeled them in several,'. additional areas. b) The cover over the north door cannot encroach into the setback area. - The revised elevation has removed the 5' porch roof and included only a roof overhang in this area as recommended by the design review subcommittee. 3. Engineering - a) Retaining walls exceeding 32 inches in height need to be engineered, please provide details. - a retaining wall detail has been added to the utility plans. . 4. . Stor•mWater Utility . a) A portion of the site is.shown to drain 'off site through the property to the north (lot 10). Off -site grading is also proposed on lot 10.1'Please provide a letter of agreement from the owner of lot 10 for the proposed off -site grading and drainage onlot 10: ; --Shear Engineering Corporation has reanalyzed the drainage within the basin and determined that the grading-of.the site has redirected, to the alley thereby seducing the historic flows into Lot.10. After. conversations with Basil Hamden in the Stormwater Utility Department, it, was'.determined re . that if historic flows'anot increased and if no grading is,accr•uing on lot 10, the letter of agreement will -not be required. b) .
