We have addressed the utility plan review comments, as well as written comments noted on your Project Comment Sheet dated 6/23/98 Our responses to the written comments are as follows: * A note calling out the location of the retaining wall detail is now on the Master Utility Plan. This concludes our response to your review comments concerning the final utility plans for Howes Street Hideaways H. Collins, Colorado 80524 Re: Howes Street Hideaways 111 Lot 11, Block 105, Harrison's Addition; Fort Collins, Colorado Dear Basil, This letter serves as the response to your review continents concerning the final utility plans and Final Drainage and Erosion Control Report for Howes Street Hideaways Il. This response will address the utility plan and Final Drainage and Erosion Control Report review comments, as well as written comments noted on the Project Comment Sheet from the Stormwater Utility dated 6/ 19/98. GENERAL / UTILITY PLANS: All comments noted on the final utility plans and Final Drainage and Erosion Control Report have been addressed. * Cover Sheet general notes have been expanded as directed. * Additional silt fence has been added to the Master Grading, Drainage and Erosion Control Plan. * Flow arrows have been added to the plan. Our responses to the written comments are as follows: * We have provided documentation showing that there is no increase in runoff onto Lot 10 from the Howes Street Hideaways H site. It is our understanding that a letter from the owner of Lot 10 is not required after recent discussions between Chris Ray and yourself. * The trench drains will outfall into the alley. The existing flowline elevations in the alley are lower than the elevations at the end of the trench drains. Hence the water will flow into the alley across the parking lot or through the grass. Cross sections have been provided showing how the outfall from the trench drains relate to the existing grade at the alley. * Grading easements are not required on Lots 11-14 since our client owns all the lots. * There are no drainage and utility easements to show on the plans. 4836 S. This response will address the utility plan review comments, as well as written comments noted on your Project Comment Sheet dated 6/23/98 GENERAL: * Refer to response by Pinecrest Planning and Design for items related to the landscape plan. * All comments noted on the final utility plans have been addressed. UTILITY PLANS: * The proposed water service has been relocated so that it no longer crosses the property line. The water service to the existing house will be disconnected at the curb stop and a new service will be extended from the existing curb stop to the unit at the rear of the lot. A new service will be installed off the main to service the existing house. Please refer to the plan for additional details.
