Type I Review
1. This site is located within the Fossil Creek basin where the fees are $2,274/acre and that is subject to the runoff
coefficient reduction.
2. The standard drainage and erosion control reports and plans are required and they must be prepared by a
professional engineer registered in Colorado.
3. Lots to the north had an irrigation lateral and an equestrian path along the east property line. Both of these may
impact this site. The HOA for Fairway Estates has signed for both of these in the past.

10. The representative from Transfort stated that there is transit on College
Avenue between Fort Collins and Loveland.
11.. The Current Planning Department offered the following comments:
a) The Code requires that you provide bicycle parking at 5% of the total
number of parking spaces.
b) Please refer to Articles 3 and 4 of the Land Use Code for those
standards that are applicable to this development proposal, including
the architectural and building standards.
c) Under the new Land Use Code (in effect March 28) you will have to
submit a project development plan. The project development plan will
generally specify. the uses of land, the layout of landscaping,
circulation, architectural elevations, and building and preliminary plat.
The PDP is more specific than the Preliminary submittals for the
LDGS. You may choose to submit the PDP concurrently with.the Final
Plan as well. As you are combining to separate lots with this proposal,
you will need to meets the requirements for PDP with Subdivision.

7. The Poudre Fire Authority offered the following comments:
a) It may be necessary for you to acquire an easement off -site (talk with
Albrecht concerning this matter).
b) As shown on the conceptual plans, the fire access will work but will
need to be sign for fire access..
c) There is not a fire hydrant along this stretch and this is something that
might be looked at.
d) Buildings greater than 5,000 square feet are required to be
sprinklered.

become a requirement in the new Stormwater Criteria Manual which of
which completion is anticipated for September, 1997.

5. The Engineering Department offered the following comments:
a) The Street Oversizing Fee is $19,443/acre. These fees are going to
City Council during the month of August and will be changing. The
fees will be based on trip generation in the future, and this may be one

b) Concerning the shared access points, state highway access permits
will be required.
c) You will be required to improve the frontage road to the current -City-

Request for commercial/retail building to be located at 4848 South College
Avenue -(Advantage Rental Center). The proposal includes a 7,600 square foot
building (with warehouse and. rental spaces) on a 30,750 square.foot lot.
COMMENTS:
1. The Zoning Department offered the following comments:
a) The property is located in the C-Commercial District and is a permitted
use as a Type 1 review (Administrative Hearing Officer).
b) You will be required to have a 6' privacy fence on the back to provide
screening from the residential uses.
c) The parking amounts appear to be in accordance with the Land Use
Code. You may be required to reduce the amount of asphalt.

was presented at the August 18, 1997, conceptual review.
