Members of the development review staff from this office have reviewed this annexation submittal. The
following comments were noted:
• Traffic and traffic increase rates are always topics of concerns with new developments. This office has
traffic counts for the County roads surrounding this proposal. Counts are available upon request.
• It is felt that a property this size, with the plan for residential development should have at least two points of
access. One is shown through Morocco Way, however, it is unclear where the second access point may be.
• It is assumed that this development will be totally within the City Limits of Fort Collins, if any public road is
included, the annexation of the right-of-way will be full width, and the maintenance responsibilities for that
road will become a City responsibility once annexed.
• We would like to review the traffic impact study submitted for the proposed land use on this annexation
property, when it is available, to determine possible off -site road impacts to area County roads.
• Drainage and wind/water erosion should be addressed in a Drainage / Erosion Control Plan and Report; the
format we request can be found in the Larimer County Stormwater Management Manual. We would like to
review the master drainage plans to determine any impacts to existing County drainage facilities.
• The City and the County are working together on a modeling and future drainage improvement project in the
Dry Creek Basin near where this property is located. This property may be in the study area and affected by
future improvements.
