We have sent a copy of this information to the Engineering Department, their comments will be forwarded separately. The site is within the UGA and is appropriate for urban development. This site is currently zoned Industrial in the County and as such residential uses would not be allowed. The site is adjacent to the existing non -conforming Collins Aire MHP and the Dry Creek MHP to the west. The densities identified would be consistent with these other developments. We are concerned that this area, Dry Creek MHP and the RDC property will be developed at relatively high densities and appear to have only one point of access. Are there plans in place which would provide another point of access to this area? An additional concern is that this residential area will exit through a industrial subdivision in the county, are provisions being made for contributions to the maintenance of International Blvd. and Morocco Wy.? It would appear that land use decisions are being made which may jeopardize the continued operation of the Fort Collins Downtown Airport. Specifically, the introduction of more residential development immediately adjacent to the airport. What is the City position on the use of the airport and the impact these residential uses may have on its operation? This concludes our comments at this time.
