The proposed project is commonly known as RDC Annexation and Zoning, #37-97. This is a request to annex 39.15 acres. The site is generally located in an area bounded by the Burlington Northern Railroad tracks on the north, Collins Aire Mobile Home Park on the east, Industrial Business Park International P.U.D. on the south, and Dry Creek Annexation on the west. (See map on reverse) The requested zoning is L-M-N, low density mixed -use neighborhood. The L-M-N zone is intended to be a setting for a predominance of low density housing combined with complementary and supporting land uses that serve a neighborhood. The purpose of the district is to meet a wide range of needs of everyday living in neighborhoods that include a variety of housing choices, gathering places, services and conveniences. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. Please Note: Due to the number of projects being reviewed by the Board, there is no guarantee this item will be heard on the date advertised. For the benefit of those attending the meeting, the Board typically sets their schedule at the beginning of the meeting.
